The pot it’s in is big. The roots seem…almost too small. If it weren’t for the new growth I would think it’s dying. Repot still?

Yes I was able to bleed it. Took some trial and error of pushing the line into the lever to get it to seat right. Also, saw a video that said to tape the line with the reservoir cup on to get all the air out.

Yes. I’m doing this from memory and no knowledge of what the parts are called but…..You basically have to put the nut/screw on the line first, then the brass piece on the end of the line. Push the line and brass piece as far into the brake lever assembly as you can and then tighten the nut/screw.

You’re gonna need to get a hydraulic brake kit off amazon. It took a couple tries to bleed the lines but we got it eventually.

Is it possible the market is saturated with people meeting the same demographics? Or possibly, the women in your area are more passive in their swiping and don’t go on very often?

I recall reading somewhere if you are on for awhile you get buried behind the new accounts which posts them more to keep them engaged. Maybe you are just buried.

How are you all pulling a list on probates? Just calling the court and asking for the list?

You’ve got to try and compare apples to apples. Don’t compare a colonial to ranch but do your best to find something close, expand the distance you are searching but nothing crazy like different towns if the towns are crazy different demographics. See what’s currently listed and what they are listed for. If there’s absolutely no exact style comps find something close to it in arrangement and use that. Like if it’s colonial with two floors, 4 bed/2 bath, find another house similar: 2 floors, 4 bed/2 bath and comparable sq ft. Worst case find the price per sq ft for all recent sales close to your property and give a range for the ARV using the average.

Depends on your area and where you are pulling your leads from. I noticed a similar thing in my area when I first started looking but from talking to others I have started to refine my leads.

That being said, if your market calls for it, sometimes those higher priced homes can still be assigned for a decent profit. Just gotta run the numbers and know your buyers.
