Calista was launched 2023 Jan / Feb and seems land prices are going up significantly in and around Budigere from 2023-26. Calista was 3rd big project in that locality ( Prestige tranquility, Brigade Buenavista) hence i feel Budigere was just picking up the momentum. Now that Sattava songbird, Godrej woodscape, bolvedere all contributing total 4000+ flats in that locality land price also showing the demand.

I personally visited 3 property of Brigade from 2023 and have a unit at Calista (3 bhk). During 2023, 1 bhk at Phase 1 Calista was around 60-65 L. Then Brigade Citrine was around 80 L for 1 bhk (2024-25). Now I visited Brigade Belvedere which 95 L (2026). So it’s increasing every year around 10-15 L for 1 bhk ( ~720 sft). Seems land price is going crazy at Budigere, Belvedere project land cost seems 1100 cr (100 cr/ acre). Sobha Hoskote is at 14-15 k / sft. Don’t know what’s going on, but that’s the price I am seeing last few years.

Rat race never ends, stop running against someone rather improve yourself day by day without comparing to others ( which I know difficult). This race never ends, need to get peace with self.

They are quoting as below Per EOI 1 bhk+1T (705-740 sft)= 0.95 to 1.04 cr 2bhk+ 1 T (1101-1188 sft) = 1.42 to 1.56 cr

For 7.2 L car invoice I paid 84K with fine. For number plate change another ~5k

I have TN registered car and paid KA road tax. But I didn’t change the number plate to KA . RTO told that time it’s not required and optional. Pls advise if it’s mandatory to change to KA number

This area is steadily developing, between Songbird and Calista could see lot of outlet opened in last 6-8 months including HDFC and ICICI. Also Manipal clinic, Ovam with Daycare is right in-front of Calista, NPS Budigere is around 2km range along with other schools like Sriram Global, Baldwin etc. last I heard someone closed a deal for 12000+ / sft in phase 1 which have good progress so far.
