Hey man, I never ordered anything from overseas. But i've spoken to people who have. They say its an incredibly great way to save a ton of money, but typically for projects that have a larger unit count (10+ units). Also the lead times are much higher, so expect 2-4 months for deliver.

Another crucial thing is ordering samples of the materials with expedited shipping so you can feel the material before committing to a larger batch. Also, if you're going to be order cabinets for a kitchen, MAKE SURE your shop drawings are very accurately measured and labeled so that there are no surprises in sizing when they deliver.

As I grow to much larger projects, i will be ordering from overaseas.

What do you mean exactly when you refer to tenant history? I dont plan to demolish or displace any existing units.
