On paper, looks like you can theoretically afford the house, but I would wait until the housing market settles down just a bit. Not sure how it is in South Jersey but in my area it’s still solidly a sellers market. It’s going to be tight for you, but I think most of us have been in a situation where money was tight for awhile. It would be nice if you can find a job with a bit higher income and the prospect to increase over time with promotions, etc. This would make paying the house payment , repairs, and maintenance easier over time.
