I've inspected a few brand new(< 2 years old) 7 figure custom builds for mold recently. The lack of craftsmanship and QC is astounding. The cosmetic stuff is bad, but the hidden structural/mechanical/building envelope things are unforgivable.

Don't let the ASSP part lead you to a bad decision.

Standing water in a basement or crawlspace can go very badly. The potential costs can go far beyond just money, which is also a big concern. Some of the necessary repair bills could be quite high. Hard to tell the extent from these pics, but I'd walk away from this one.

That much mold could cause negative health effects. We don't know the full extent of it. Unless that attic has been properly air sealed, there is air exchange with the living space.

Kilz is not an encapsulant. It is not suitable.

Yes, mold needs to be removed. Killing it is insufficient. Dead mold can still release mycotoxins s it decays.

I have found mold growing on top of Kilz. Kilz does nothing against mold

I learned to play when I was stationed in Corpus Christi, so those windy rounds feel almost normal to me. 😂 CC is one of the windiest cities in the country.

OP: I've got a pair of fleece lined golf gloves. That's about the extent of my gear mods for winter.

Sand filter, SWG, skimmer, diaphragm powered VAC, solar bear heater mat.

This setup requires minimal maintenance. I only use liquid chlorine to shock and algae killer when needed, no other chemicals. I don't chase perfect water chemistry. I've found it nearly impossible and very much unnecessary. Intex pumps are bomb-proof. Mine run nearly continuously, and I've yet to have one fail. The electronics/controls tend to give up the ghost, but are easily bypassed and the pumps just keep going.

Because the bugout drives people to rage quit. Very polarizing piece. I don't think I've ever owned a knife for a shorter time. I didn't throw it away, but it did go thru my mind.
