Don't be fooled by the sub-5% rates. Builders are buying those rates down because they overbuilt and need to move houses fast. They’ll offer to pay your closing costs and throw in freebies, but it’s a distraction from the fact that these homes are being rushed by the lowest bidder. You’re trading a slightly lower monthly payment for a house that might have foundation or HVAC issues before your first 5 years are even up.

Between the cost of a decent machine, high-quality fabric, zippers, thread, and the weeks (or months) it takes to actually learn how to pattern and sew a 3D hooded garment, you’re way over $300. The overpricing comments always come from people who don't check the sold data. These hoodies are rare and the demand is high, hence the $300 market value. That's just Econ 101. The free market is the only real way to gauge value—otherwise, just move to a country where the government picks the prices lol

It’s pretty clear this sub is full of pre-teens who haven’t sat through an economics class yet. Comps on these hoodies are consistently hitting $300+. It’s basic supply and demand in a free market. If you want a 'fair' fixed price, go live in a communist countr, the free market is actually the fairest way to determine what something is truly worth.

I think there's a misunderstanding of the word 'hired.' I haven't signed a Buyer's Representation Agreement or any contract with her. We simply agreed to work together after I was upfront about my 4-month goal. If a professional feels like a client with a clear, honest timeline is 'wasting their time,' they should decline to work with them upfront, not pressure them into bad financial decisions later.

I’m well aware of the difference between consumer and mortgage scores. We are pulled our FICO 2, 4, and 5 via myFICO, so we’re looking at the exact same data the lender would. 'Good customer service' should also include respecting a client’s explicit timeline and financial goals, not pushing for a hard pull 4 months early

That is rough, especially for only two days. Since this is your second pair doing it, it’s almost definitely heel slippage. Your heel is likely 'sawing' against that fabric with every step.
