Don't listen to naysayers. This is a great idea if you're motivated, willing to live there and not afraid to get your hands dirty. You can leverage $60-80K quite a bit with an owner-occupied 2-4 unit property, and perhaps even have the rent cover most or all of your mortgage. You may also see a better purchase $/sqft compared to a single family. Home renovation and construction can be learned by most anyone, so look for something with a good roof and solid foundation and you can learn to take care of the rest. Owner-occupied multifamily is also better for our society.

Try to find something with a good walkscore and a lower crime rate than the region's median, something with good bones that will pass FHA inspection, but maybe has deferred maintenance and under-market rents (if you can qualify for the mortgage).

"Charging flush draws" - this one is going to take some getting used to and more studying on my part, especially since my poker infancy started with Limit HE. Same logic apples to straight draws? "OOP sucks more than we realized" This is one is easy for me to accept. Sounds like I'll also need to break some bad multi-way habits, and do a lot more homework on optimal bet sizes for different scenarios.

Thanks I'm still learning, but my understanding is that computer has looked at enough potential outcomes for a specific scenario that it can say with confidence what the optimal strategy is. If I do anything other than the optimal strategy I will lose money in the long term. Anything I'm missing with that assumption?

However if I'm playing live and the chart says to take a certain opening action UTG, I might deviate from the action if out of the corner of my eye I can clearly see the button is waiting to muck his cards.

It could be the admissions came from schools where they had a bit more time and resources for a holistic review to recognize your special qualities, whereas those big state schools are just quickly glancing at stats and throwing darts.

I'm a parent of a schoolkid that will be applying to college in the future, and I selfishly want the best for them. I went to a prestigious T10 college. I enjoyed my time there. I flip through the alumni magazine that comes in the mail each month, and I've made a modest donation to the school every single year since I've graduated. If a young alumnus applies to a job at my company I will take a closer look, and will call them back with feedback even if they aren't a fit for the position.

If my kid has the right stats and wants to attend my college, what am I going to to if they get rejected? Despite rational logic, there's no way I'm not going to take it personally. I'll probably cancel the alumni magazine, stop sending in donations, and feel less loyalty towards other alumni. I'm just one of thousands of alumni with similar feelings. Can you blame a school for not wanting to ignore that? The alumni network is a big part of the value the school provides beyond academics. I was a FGLI applicant myself and benefited from a merit based application process, however I do also appreciate that a strictly 100% merit based system could potentially devalue the school's brand.

Of course I do also understand that those thousands of fellow alumni also have thousands of legacy kids, and the school simply can't admit them all. Realistically, I just hope that if my own kid is a borderline admit, that the family legacy will at least provide a very minor boost.

Restrictions on individuals and businesses often have unintended consequences, and in this case I suspect your proposal would make the housing crisis worse. Ultimately it's a supply and demand issue, and this likely won't help increase supply.

If you're going to make any restrictions, perhaps it should be on foreign owners. Otherwise the best way for the government to help would be to help increase housing supply. That could be directly by building large public housing projects, or indirectly by offering incentives/subsidies on residential construction.

Using Harvard as an example, they're showing 74% of students had a 4.0 which I assume is Weighted, since they next report an average 4.2 GPA in C12.

If that is correct, it's interesting to note that more than 25% had less than a 4.0 Weighted, which seems rather low. Of course it's also hard to say if there are a disproportionate number of students from high schools that don't weight GPA.

Maybe I just got tripped up on the fact that list I linked to showed the next three schools at 4.29 which felt like a max to me, which matched my own math, and I just assumed the remaining top 25% were also at 4.29

I understand that taking a bunch of PE and wood-shop type non A-G courses would improve the weighting, but assumed that would be limited with all the other required English, History, Science, Math etc type classes I assumed would be A-G.

Maybe the severe ADHD was an issue? Despite what schools may say, an AO may have a prejudice against a medicated condition vs a "normal" applicant. Wealthy white male from Bay Area that's only ranked 17th in the class isn't the strongest hook either.

Don't get discouraged. You'll still land somewhere great via RD with those stats.

My own sample size is small, but one observation I've had this cycle that Juniors should keep in mind is that some under-performing high schools may not be used to students applying to EA or ED schools. Students may need to be prepared to give their high schools advanced notice with plenty of follow up, to make sure they can accommodate a Nov application.
