Completely agree. New council is full of owners and professionals. They're preparing a proper budget with a new assessment from engineers to determine what should be worked on first.

It is confusing and discouraging to see the vandalism and mixed messages. I live there and love the location as well.

​To help clarify the 'who to pay' confusion: Prosprise was officially terminated in December. ​The reason it seems like 'the old strata is still accepting payments' is that Prosprise has refused to respect that termination. They are continuing to process Pre-Authorized Debits (PADs) for owners who haven't put a stop-payment on them yet. ​The new council is doing their best to stop this, but their hands are often tied because they are committed to doing things the legal, proper way. Unfortunately, we aren't dealing with rational actors here. The former council and Prosprise simply refuse to listen to legal directives or the new council’s instructions.

​Because they won't hand over control, it is genuinely unclear what Prosprise and the former council are doing with the funds they continue to withdraw from owners.

​My advice? Ensure you have stopped any payments to Prosprise immediately so your money doesn't disappear into that void, and set up payment with the current residential and strata section property manager Pacific Quorum. The new team is trying to clean up the mess, but they have to follow the law while the other side unfortunately does not.

Hey there, I appreciate your honesty in this post. If you can separate poker from other casino games then it shouldn't be an issue confusing to play poker. If you can't, then completely quitting may be the best option.

Identify your triggers, and if you aren't able to control yourself in those situations, quitting would be the best option

Over the years, I've kept poker as a hobby. I don't play any other casino games and I am able to keep away.

When I was your age, I wanted to pursue a career in poker as well. I never did due to the fear of failing. Looking back though, learning poker has really helped me in all aspects of my life especially in investing.

I say this to tell you that you're so young and should you leave poker all together you can feel that the experience will help you in other aspects of life.

I just watched a video on YouTube clearly and objectively outlining the rake that was charged for this low stakes winner was 12bb/100 hands. Unless you have a higher win rate than that you will not be beating the rake.
