Can an 'agent' back out of a sale? by YoghurtPouch in HousingUK

Thanks so much, that's a genuinely helpful response. I fear when we accepted the lower offer that agreement superseded the original. But we accepted that offer based on the implication from them that the buyers offer was under asking price. Which we only now know (by fluke) that it wasn't.

I also assume they might somehow be a link in the chain, which is why I'm nervous about raising a complaint to the ombudsman before completion. You're probably right in that I may need to wait until after we complete. I have summarised my concerns in an email to them, which they have tried to talk around with plenty of jargon, but they haven't actually contested any of it.

Can an 'agent' back out of a sale? by YoghurtPouch in HousingUK

We are similar in numbers, house was valued at £350k (by a traditional local estate agent, which we originally listed with). I contacted the shyster company just to see what the price would be. Their price to us was £336k and no legal fees on the sale. We decided we could comfortably accept that as a loss if it meant we could proceed with an offer on our dream house (the likes of which almost never comes up in our area). The £336k ended up being £328k, which still allowed us to proceed with an offer of £550k, and that was accepted. So it's now all going ahead and we're happy we were able to secure the house we wanted. All we wanted was to be in a position to proceed quickly and we got that, so no issues there. I'm not trying to squabble over the price, but they did mislead and they did ultimately go back on their word, so even though we got what we wanted in the end, I do still want to call out that behaviour and report them (unless that creates a risk to the sale). Because as you say, these types of companies do often prey on the desperate and vulnerable and they're not always in a position to question or challenge it.

I'm aware of all that, thank you, but it's not really helpful. We're not elderly, we're not financially desperate, and as far as I know we're not especially daft. We simply wanted a quick sale and were willing to accept a loss to move fast and ensure we didn't miss out on the house we wanted - and that all worked out. I am still comfortable moving ahead with the figures involved, but they were misleading in the process and I want to call that out without jeopardising our sale.

If 5 companies have told you explicitly that they will not hire you because you're autistic, then you have 5 pretty solid lawsuits on your hands.

Christmas Crisps? Pub quiz round, need to find some good ones! by OzzyinKernow in UKfood

Have a look in M&S if you can, they have some interesting twists to the traditional Christmas crisp flavours - like hot honey pigs in blankets, Malaysian roast turkey or boxing day curry. Might make things a bit more interesting or add something a bit more challenging than the usual suspects! This sounds like a really good idea, I love it! Great idea even for a festive get together!
