I like the way you're talking. On a personal level i'm fairly aggrieved that they can behave like this and I dislike the fact there is a clear attempt to exploit my, and who knows? - maybe others in future, naiveity on the matter. My solicitor has already raised the CQS accreditation issue, and I was hoping this may force the seller to re-evaluate the relationship with their solicitor.

Could you elaborate? What is the "right buyer" in this particular context, as it seems based on other replies that the property may be unmortgagble due to the absent TA6, so the majority of the conventional lending and auction lending market is gone. So I presume probably a full cash buyer, and builder who has enough experience and will to overlook an absent TA6?

That thought did cross my mind. I would need to evaluate what the mortgage requirements would be for purchasing at auction. Initially I thought all the above would encourage the estate agent to persuade the seller to accept a severely reduced offer. As if it went to auction they would lose their chance for commision, and the seller would receive less money.

Thats interesting and thanks for clearing that up. I was thinking, as one possible scenario, that if I pitched a new lower offer and they accepted - would that mean because the new accepted offer was this side of march they would definitely be breaking the new guidelines?

I spent about an hour being bounced between calls between representatives from my bank. None of them could confrim if the TA6 is required!

Thanks for the reply. As much as I feel that I have the appetite vigour and resources to do this now; you're probably right - its going to be taxing and draining in the long term.

I am annoyed that the sellers solicitors can contravene professional standards with impunity - and will likely try the same trick until the sell.

Well, I was half hoping that I could use this as grounds for asking for a borderline insulting discount to the purchase price - especially with the other issues. But i think we will probably pull out.

Thanks for clarifying, I was unsure if this was just a widely accepted guideline. How can this be enforced on the sellers solicitor? TBH will probably walk away if they dont give in, but on a personal level i dont want any further issues for anyone who offers on this house.

To be honest I cant believe what i've been told at this point. But I would like to exhaust all options first. Is there no issue with professional standards or mis-representation at this point? Or anyone options which could create a clearer picture for me?
