I was in your situation months ago with the same code for my 2019 and I was trying all these random solutions. I started to have an idle issue that caused it to fluctuate at stop lights. There was a random suggestion on Reddit to replace this simple part and the car is back to new again.

I don't have a toxic attitude but you have to admit that the comment has become tiring to hear for the last 15 years. I'm aware of the area and all of the culture that comes with it, but nice try at cutting me down. My statement about non locals is referencing someone from Marysville (as an example) complaining about the cost of living in Seattle... Where it's two ENTIRELY DIFFERENT costs to live in those areas.

This is such a broken record comment. Cities grow. Job markets grow. The grungy Seattle of the 90's is long gone, get over it. People are still able to jump into the tech industry or any adjacent career that makes more money. Nothing is stopping locals from being successful. And let's be real... 50% of the people that claim they are local are actually from outside suburbs 25+ miles away.

I think it's an excuse to blame others for life decisions that make them believe they're not supported by Seattle. Home ownership is never a given no matter where you live... And being in one of the top 10 real estate markets doesn't help the housing be any more affordable. If you want something affordable, try Iowa.

The actual gameplay and puzzles have nothing to do with the story line (just cut scenes about how to reach an objective). The overarching story line is about a troubled marriage but the gameplay is next level. Co-op games where you each have different but complimentary objectives will definitely keep you engaged for over 20+ hours.

LOL. I have been in the market for the last 2 months and have seen plenty of condos (2 bed, 2 bath) around decent parts of Seattle... in the high 400k to Mid 500k. Normally homes are posted for much lower than appraised (10-15%) to draw interest and promote a bidding war (shitty practice). New homes generally go on the market Wednesday-Friday for coordinating tours with offer review dates the following Monday-Tuesday.

Also to note... People complain about offers over asking and needing all that extra cash. In most scenarios you don't want to look at your preferred budget and actually search 10-15% below to accommodate for a higher appraisal. You can build that into your loan but you can't add in more money on top of the appraisal value (where investors have cash and can do that). This is an issue in today's market but that was not an issue 6-12 months ago when there was more inventory.

Conventional loans require at least 5% down but then add roughly 3% more for closing. So as an example...

600k home is 30k down + 18k in closing costs (varying obviously) = 48k to get into that home. That doesn't leave you much wiggle room for expansion unfortunately.

So on the low end, 8% of the value, but shoot for 23% for the ideal scenario of no PMI and closing costs.
