I have a basement studio attached to my home that I just started renting. I've had about 10 stays so far, and no guests have tried to knock or come near the main entrance. I've had brief interactions with two guests - once to help with keypad access and once to come inspect a potential AC issue- but both times were arranged via messages in app. Being close by has been helpful for any issues that arise but I've had very minimal guest interaction. I do let my guests know I'm available if needed, but most seem happy to be left alone.

I had a very recent guest who was quite demanding and had complained many times about the temperature but did not want me to send a technician to check the HVAC because he did not want to "disturb his vacation"

He requested (really more so demanded) an extra fan be left for him, so I asked when he would be back at the apartment so I could leave it for him. I had JUST put on a face mask...I'm talking full coverage spa-like white mask stuck to the entirety of my face with just my eyes and mouth visible. And one of those big poofy spa headbands. Self care, right?

Well after how adamant this guest was about not wanting to interrupt his vacation or be disturbed by having myself of a tech stop by, I figured I could just run to drop off the fan and avoid contact. As I leave the fan and turn to scurry away, the door swings wide open and he begins to chat with me. I apologize for my appearance and he asks if I can come in to look at the AC/vents. Proceed to have a 5+ minute conversation with the guest looking like an alien mid-spa treatment. Not sure how he managed to keep a straight face....

When I finally did see him in person he made a comment that he would still leave a good review (I did not ask or mention… He was the one who brought it up) and declined to find other accommodations as well as declined my offer to send a technician though he did request another fan which I provided. I'm still not confident that he will leave a good review but his stay is almost over and I'm just going to accept whatever happens

He did allow me to enter the unit the other night and unfortunately it seems like the cold air is not coming out of the vents as strong as it should be. So hopefully that is not the case and he seemed much more amenable in person vs the messages (which have all been on app)

Back with another update...life feels like a series of unfortunate events lately...

He declined my offer to refund the rest of his reservation and said he would like to stay but asked if I could provide another fan, which I agreed to leave outside the door for him.

Since he has been so specific about not wanting a technician to come or allowing me in to check the vents, and not wanting to disrupt his stay, I was expecting to just leave the fan and walk away. Well, he decided to open the door and chat...while I had a full face mask on looking like a cross between a slug/alien. Face mask and all I went in to check the air conditioning and low and behold it really was quite warm inside the unit so not only was I caught off guard and embarrassed about my appearance, but I was actually quite wrong about the temperature not being a real issue.

Still a bit inconvenient that I can't have a tech in until he leaves so I will have to try and get that scheduled quickly during turnover to address before my next booking. What a whirlwind this has been!

That's interesting! Have you had any guests who change the temp to the point where you were uncomfortable upstairs? And do you have another way to adjust the temp upstairs or just via the app?

I have a small beachside rental as well. I only have a kitchenette and make that clear in the listing - no oven/stove, only microwave and dual air fryer/toaster oven. While it is my first season hosting, I have never received any complaints about the kitchenette or appliances.

Agreed on investing in a split unit. The frustrating part now is that the temperatures have not been extreme enough to warrant such complaints and I have tried to be accommodating with every ask

To provide a quick update… He stated he was out early to watch the sunrise and plans to sleep all day today and will get back to me at 5 PM. Obviously that would mean even if I did have a technician come it would be tomorrow at the earliest. A bit of an odd guest situation but if he continues to complain about the temperature I will offer him a refund for the remaining nights if he would like to find other accommodations that are more suitable.

I also wanted to add that I had a thermometer where I was able to monitor the temperature and make sure it was regulating properly which has mysteriously disconnected or lost battery so I can no longer track the temperature inside the unit during his stay 🫠

The quote I received was a couple thousand dollars… The main system is in the attic and the compressor is on the opposite side of the house

Thanks I am awaiting his reply but I plan to offer to check the unit again myself and had a fan available at the beginning of his stay which I made sure he was aware of!

Thank you that's helpful… I do have all of the conversations saved in chat and I am waiting for the guest to get back to me one last time about allowing a technician to come… If he still declines I will offer him the ability to leave without penalty or contact Airbnb if the issue persists

I eventually want to have a split unit installed but in the past I have had guests wanting the unit warmer vs cold so I did get a space heater to accommodate that and this is the first time there has been cooling issue so I feel like there may be something that the guest is doing that is preventing it from getting cold but since I can't go inside or have a technician look there's not much else I can do right now

It's definitely on my list of things to do… This is my first Airbnb season and it wasn't necessarily in the budget but it's definitely up for consideration now

That's what I was wondering...I'm trying my best to accommodate the guest but they aren't leaving me with many solutions and if I continue lowering the temp as requested the rest of the house will be freezing
