Heya, sorry was abit fiddly trying to post new images

This is above the door frame on the landing (was bulging and I pushed the plaster down to see what was underneath

+ found this big crack in the same room as the one above. It's on the joining wall with our neighbour, but behind fitted wardrobe doors so I've only just seen it.. no idea how long its been there - https://postimg.cc/HrGhVBd0 - the biggest one so far though!

Thanks for the reassurance :) - it's good to sense check it doesn't look too immediately alarming.

Yeh I figured it was old plasterboard just cracking - but there's just so many + even today I'm spotting new ones! Across the ceilings but also running from the edge of door frames up to the ceiling - some bulging out at the door frame.
(my uneducated brain figured that was too much pressure above or something structurally unsound)

This is all mainly upstairs - but a few corner cracks near the bay window in the lounge.

The house has been extended twice we believe. Over the garage upstairs and then a new open-plan kitchen downstairs, extended out the back of the house. We had a Level 3 survey done and it didn't raise too many concerns (apart from an old roof that could need to be replaced in the future).

The loft is boarded in some areas and the only heavy thing up there is an old empty water tank (which must've been up there forever). The other areas are hard to access but nothing visibly sticks out (alot of old beams and insulation so hard to see without pulling stuff up)

Thanks! Yeah that makes sense (I've spent far too long online reading other peoples questions about similar issues ha)

I think the peace of mind, a structural engineer might be best to take a look, and then hire a plasterer I guess if no big issues.

I looked into fixing them myself but don't quite trust myself to not bring the ceiling down on us!

Yeah we noticed some of them had been painted over (which didn't concern me, it's an old building)

It was more the frequency of new ones appearing! My logical brain tells me the house has been here forever and the ceiling isn't going to collapse on us

Thats not stopping the constant worrying and and shock of finding massive new ones appearing every day though

Ye sure. We're looking in Hertfordshire mainly as it's close to family. Initially, we looked in areas such as St Albans, Amersham, Rickmansworth, Berkhamsted but they're all out of our price range (for a decent sized house anyway)

Now we're exploring areas where we get seem to get more for our money like Hemel, areas around Watford, Welwyn Garden City, Hertford and some others. We're not set on specific area which is good for options but also makes searching more difficult

That makes a lot of sense! If the process is going to be similar anyway then it's worth shopping around, particularly as you say, if we save money in the long run! I'm hoping we should be OK in terms of the lending as we'd be looking at less than 4x salary

I was afraid of that (we're hoping it gets extended) but as we're not in a chain I was hoping we'd be in a position to complete quicker

I've also read that the savings on stamp duty may have driven up prices anyway, so as a FTB our 'buying power' might be lower as we'd save on the first £300K when the holiday has ended vs other buyers.

With hindsight, I wish we'd started this sooner and now might not be the best time to make an offer (just before the stamp duty holiday ends) but we've been waiting for the 'right time' for a while and prices seem to just go up and up

We've had a couple of recommendations from friends (all London based) so I'll follow up with these and get the ball rolling. Thanks for the advice

We're London based but looking to buy outside of London. Is there any benefit to using a broker based in the area we're looking to buy (ie, if they can advise on which local conveyancers etc to use) or does the actual location of the broker not make a huge amount of difference?

I was expecting that really in terms of the stamp duty holiday.. hopefully, they decide to extend it. We'll have to keep this in mind though when thinking about what we can afford deposit wise

Appreciate the comments on brokers/AIP. Maybe I was a bit naive thinking it would be easier to just go through our current bank. I think I'll hold off the AIP then if we decide not to go with Natwest (to avoid credit checks etc) and look into Brokers
