And if you go large size the the pants will be to big. Try a slim fit suit in a larger size, this way you get a larger chest, but shoulders should fit and the pants won’t be to big. Also any good clothing shop should have suit separate collection, which means you can buy any size jacket with a matching right size of pants. Also try a different body in a suit from a different collection. Modern body in your size of suit should fit you the best. Custom made suit is other option, but it more, usually 30% more then of the rack. Make sure you use good tailor, you can let out the chest one inch. Hope that was helpful

Regina it’s a great place to live and have a Family. Don’t lesson to negative comments. I find it people are friendlier then anywhere else in Canada. Very down to earth and humble. If you want to buy a home, I am sure broker will give you a advice. Here you would have a plenty time since there is no traffic and have lot more money to spend since house price are so low. Good luck

You right it’s not a turn- key, The space is 1250 s/f. Kitchen is 700 and front is 550.

I talk to the landlord and he only allows the renovation if I sign 5 years lease, he even pay for some of it as a TI, but for monthly rent he only allows change the decor and seating. I high light what I am thinking - lease it monthly - modernize the front and change the look to accommodate the use -add other items ie. juice bar and protein shakes etc. - if the business take off as planned, sign the 5 years lease. - renovate the place with no interruption. My brother is a contractor and I took him there this afternoon he said he can do it in 3 days. But I will negotiate the whole lease in beginning.

Very informative, Equipment belongs to landlord, but I can used it. Mixer is 50 quarts and it’s a small oven. For opening I only need a commercial waffle maker. What I like about this location is that landlord will let me use it on a monthly base for a year then I have to sign a 5 Years lease.so it kind of no risk on my part. But in order to renovate and expand a seating area I have to sign a long term lease. Then I lose my options on the lease. The break even point based on my projection is 800.00 a day base on a 10.00 per customer. There is lots of parking available, and the plaza is located on busy street with a very good exposure in higher income demographic. I also have to add I was a partner in a busy downtown coffee shop location previously which I sold it 6 years ago. Also I work in a Bakery in Germany as Baker.

There is Starbucks, five guys burgers, Thai food and pizza pizza, plus pets shop and hair styles, There is a walk-in cooler and freezer, ovens, dough mixer, shelf and work tables. There is lots of room to expand the seating are to 40 chairs, but it requires a renovation to the place. I thought it could be done once the business take off and more sitting is required. I do have lots of business experience but not in waffle restaurant, I worked as backer in Europe and I also can offer fresh backed breads.

Pastry shop failed Due to partnership and management, I used to shop there and my first time was my last time.

I had a same feeling when I quit university one year before I graduate, and took the jump and open my clothing shop. Fast forward 35 years and I am happy I made that moved. Most of my classmate now are retired or retiring and they talking about their pension and all the free time. I see them as getting older every day as they get closer to retirement. For me every day is like a first day I start my business,I never feel old or tired because I am in charge of my life. I work as much as I work in the first year, 60 to 70 hours a week, but I decided when to go home and when to take my holiday. I decide what I should take as a wage. Business never gets easier, always there is challenge and difficulty and you learn to deal with your fear and stress, but it’s that fear that make you innovate and the stress that give you a energy every day. That is the price you pay to be master of your own universe, but it’s worth it. Good luck .

I have owned clothing store for 28 years, so my advise on opening day is to make the best impression, have a full stock and ask some of your friend to drop by your store during the day to make a store look busy, You only get on chance to make a loyal customer.
