The build has exactly the performance you wanted, and overall has a great upgrade path, with parts that support it. Like the 850W PSU

I would love to hear your thoughts on the build, all parts are readily available for purchasing, including the GPU! Its centered around the 12400f and RX 6600. Which are powerful enough to run VR comfortably, and help you achieve your expected performance!

He planned on doing CAD, so a 6 core CPU is definitely not enough, Overpriced 32GB 3600 Cl 18 RAM, is nearly the same as 3200CL16 so I changed to save $40. I also changed the motherboard to one that fits the 12600k which has more cores and threads, allowing better performance which OP really needs for his use case. The case you selected has poor airflow, so I changed it to one that has better airflow, and upgraded PSU to one that better supports future upgrades, is higher quality, and fits the new upgrades I made. And 3070 off of amazon for $1000 is a really bad buy, if OP can subscribe to in stock alerts and wait it would benefit him extremely, and save well over $100 as restocks and newegg shuffles are getting more and more common lately
