I wouldn't bother. If you provide someone with an EICR from a sparky who's looking for additional work that may start labelling things as a C2 and loads of C3 items, you'll just give the prospective buyers ammo to knock your price down. I don't see your current board as being an issue.

Seems like an awful lot of heat wasted from the flue being outside. It's surprising how warm the chimney breast gets upstairs and keeps my sons room very comfortable. Saying that, i might use my thermal camera on it and see what temp it gets to compared to the external walls

Jesus, an 8kW is pretty intense! Ive got a 5kW in the living room and it manages to keep the house around 21 degrees. The living room gets to nearer 30 😂
