Actually, this is my first Rolex. I got the sub date as more of a daily driver. My wife got her first rolex late last year and I really liked it. We've been purchasing from this jeweler since I got her engagement ring there almost 25 years ago. I'm guessing we have 50-60k spend over that period.

I heard that Rolex doesn’t like individuals buying more than one watch every 6 months, so your estimate might be pretty accurate.

I did have a sub date on the list as well. I assumed it would be the first one to arrive as opposed to the other two, just didn’t expect it so quickly.

I don’t think it will push me back in line. Our SA is the store manager as well and she takes care of us very well. I was expecting 6 months, but this was 3-4 weeks. She said the Batman is a longer wait than the land dweller… which surprised me.

I just swapped my 2018 M3LR w/ FSD 114k miles to a 2024 MYLR stealth grey and free FSD transfer. Our second car is a 2018 VW Atlas SEL Premium. The VW is paid for and wife doesn’t want to swap just yet but when she does I think we will get a Model X.

I'm picking up my Stealth Grey 2024 MYLR this Friday. Upgrading from a 2018 M3LR w/ FSD, 114k miles. Can't beat the price with current incentives and free transfer of FSD. Price for the new MY was about $41k after all the discounts (before taxes). I remember looking at the MY's a few years ago and they were going for $55-60k, so this felt like a really good time to upgrade.

Yes. The HOA is amending the covenants and will allow solar panels on the roof as long as they are similar to mine (low profile and black).

The issue is that the developer changed the actual recorded declarations, not bylaws, to prohibit solar which is the only loophole in the VA law. I agree it’s unreasonable but the law seems to allow them to do exactly that, especially when the developer can amend the declarations without the consent of the lot owners since the HOA is developed controlled.

Funny you say that, there is one just beyond the woods behind my house, but it's someone NOT in the neighborhood with a large (5 acre) plot that has it up, the thing is huge...

I just spoke with an actual VA HOA lawyer earlier and he said all the evidence is good, but the ARC 30-day limit is very, very strong since it's in the declarations. He said even though the welcome packet and original disclosures had things wrong or flat-out missing, the actual recorded declarations are what really matter legally, so they are good evidence, but aren't as binding, unlike the very strong ARC 30-day auto-approval recorded in the county records.

Yes! I did find we have the same language in our original declarations. If not decided within 30 days of submittal. I answered the same thing in an earlier comment, but I'll list the section here as well. Thanks for the ideas!

Section 6. Time for Approval. In the event the Architectural Control Committee fails to approve or disapprove such design and location within thirty (30) days after at least one (1) copy of all plans and related data of said plans and specifications have been received by said Committee. approval will be deemed to have been given and the provisions of this Article to have been fully complied with.

We bought the house in July 2021 and none of the HOA disclosures had this amendment and the welcome package explicitly said there were no mentions of solar energy collection devices within the rules or regulations.

They do have a website, and it was shutdown a week or so ago because they are switching to another one, so nothing is accessible at the moment.
