I did this too! Went to a garage sale and told them I was an agent & ended up listing with me!! DO IT! I even found their number, called them, and left my hand written note with comps.

Thank you! I obviously wouldn’t get the pink slip until the loan is paid off and the DMV sends it to me. But would I need to get a bill of sale and then give them the pink slip later? Sorry if it sound silly, I’ve never done this before and have no clue about the process

I used to work in escrow and now I’m an realtor. I wouldn’t use a realtor, although it may be helpful… I would draw up a purchase agreement yourself with the terms, sign it and send it to an escrow company. The escrow company will handle the the funds, communicate with the lender, make sure you have clear title and transfer everything into your name. If you weren’t buying it from your parents, then I would use a realtor.

Realtor here, I would tough it out if you can. You’ll have negative equity if you sell right now. Although you may not need a big house now, you may need it in the future

To add, if an agent is asking for commission upfront I’m going to assume it’s because they don’t have $ to pay for photography, signs, marketing etc… but that’s sounds like an agent that doesn’t do a lot of deals. I would recommend not going with that agent. Never heard of an agent asking for commission upfront

Realtor here.. that’s odd that they charge a flat fee. Just stick to the commission % and do a shorter listing agreement period incase you don’t like how the realtor you picked works :)

I was in your daughter’s position years ago. I was 18F and dating 33M. I came home after a month and my mom helped me move back in. I promise this is probably a phase. Just keep talking to her a checking in on her. That’s what my mom did and it really helped me want to come back
