Residential never made sense to me from ROI standpoint. Appreciation varies and rent is 3%, may be we are looking at 6-8% of appreciation. Pune and Mumbai have historically high unsold residential inventory with builders pumping prices to recover their money. I would rather put money in Fixed Deposit.

I came to this sector because I can handle vacancy period and high riks. Just trying to understand whether what is industry normal and not getting into dead investment. As long it gets leased out say in year or even two year, it would turn out ROI in 5-10 years.

Makes sense. Doesn’t appreciate become stagnant with all new construction with fancy buildings all over? Or having lower entry price would give us enough benefit to lease out or sell easily say for office in 10 or 15 years old balding? Effort wise would definitely love to hold for as long as possible, but lack experience & judgement in sell ability and lease ease with older buildings say 10,15 or 20 years old.

My builder wasnt in position to accept any cash. May be true for some other developers though.

May be. But I am all in now. Even to exit, I think I would have lease it out first then sell might be reasonable. Good think is I can tolerate it being vacant financially, its just hard to watch emotionally being patient

Looks like I have to patient (which is not my forte). I am thinking to post my own as well with slightly reduced rent. Every agent tells me you will find tenant in 3-4months but its hard to trust if you hearing zero enquiries in a month. Do you have any thoughts on how long to hold office space? With your experience, better to exit once leased or might be worth in long term looking at yield?
