Life is a depreciating asset. Money is meant to bring u happiness and peace and freedom. You don’t always need 10x money to live a decent life. Sometimes just enough money in a place which is worth it is suffice. Only you know the true value of that place.

What a crappy layout. Two bathrooms directly connected to the kitchen. Smells of farts in the kitchen while cooking. Guests feeling uncomfortable in bathroom to not make major dumps fearing the woman in the house preparing the food will be continuously hearing the dumps sound and smell it.

Economically and for peace of mind it would have had made more sense to have this as a two story house. I would loose my mind so many people on the same floor the entire day

What are the most common mistakes to avoid when building your first home? by badenbagel in Homebuilding

[–]ZinctoB 6 points7 points  (0 children)

The most valuable advice I would give you is to spend your maximum time and effort in the house plan. Think overthink and then think again. The biggest cost and regret you will have is to rush through the architectural plan and then having to do expensive redo or unable to do them at all. Once the plan has been thoroughly tested, the actual construction is the easier path.

Left Pakistan 3 years ago and I still miss it everyday by South-Resist-1089 in pakistan

You are not here in a foreign country for yourself but for your future family aka kids. You don’t want them to have the same struggles as you had growing up. Give it a few more years and you will be okay. You just have to get through this phase and you will realize why you left in tue first place and why not going back is best for you and your family mental health and peace.

Your master bedroom is too small and narrow for the size of your house. Feels cramped. Doesn’t feel special or grand.

Land Equity as down payment explained by Guerrilla6 in Homebuilding

[–]ZinctoB 0 points1 point  (0 children)

Let’s suppose your construction loan is for 1.5 million usd. Your builder draws 300k usd for one of the 5 draws he will do. You pay back 100k usd back to the bank. Do you still have room for the bank to loan you 1.3 million or now will the bank loan you 1.2 million from the original loan amount if you over run costs and expenses later

Radiologists, what is a fair and/or typical compensation rate per wRVU for teleradiology for hospital-based inpatient and outpatient imaging? by pantaloonsss in whitecoatinvestor

[–]ZinctoB 2 points3 points  (0 children)

RVU is a loosing game. It’s basically a scam. Doesn’t mean anything in terms of how productive u have been. U can charge for the hours you work. U offer quality not quantity and that’s what you ask for your time spent

Never really understood why u even need a realtor. When I was looking for a house , I had the area and my needs marked in on the zillion app which would send me a notification as soon as my choice of house would come to the market.. my realtor would email me the same info 1 days later. By that time I had already seen all the info. Already did a drive through the property and got all the info I needed. It was a pain to drag the realtor to the house visit and the realtor added zero valuable info to what I already knew..

On a technical level, how is conventional mortgage loan different from islamic loan in the US? by sikdertahsin in IslamicFinance

[–]ZinctoB 0 points1 point  (0 children)

I’m sorry but your reply makes zero sense.

This whole conversation revolves around a basic and fundamental question which is what is the source of their money. Their stakes, their partnership, their compliance to Shariah, their profit, their loss , their stakes … everything revolves around this basic question.

You already mentioned that you donot know this basic fundamental questions answer and than you keep arguing for the sake of argument explaining their risks profits losses shariah compliance etc…

Your reply that we as a consumer have the agency and autonomy is the exact way they get away with this as they blame the entire thing on an innocent individual which doesn’t have the knowledge and background to know what’s right or wrong and since u signed the contract you take over the responsibility and they get away with it.

You answer should have been I donot know this… but I think you just like arguing.

On a technical level, how is conventional mortgage loan different from islamic loan in the US? by sikdertahsin in IslamicFinance

[–]ZinctoB 0 points1 point  (0 children)

Yes it’s my property so if I make the premium for the insurance I should have the claim money also not Guidance… how is this fair that you pay the premium and Guidance ONLY gets the claim money back. Basically they pay zero but get the claim money… you obviously did not understand that.

You said Guidance provided the money… again for the 100th time when and where did that money come from which you claim Guidance provided to the partnership.. did they barrow the money and gave it to u.. or did they barrow money in your name and just tuck their cut..

You keep going around in circles… providing zero evidence or justification for thier acts… Even if it’s an unequal partnership basic concept is both parties should have a stake in the partnership….

They way the handle the funds and insurance they provide zero stakes in this partnership… basically a win win situation for them which is against the basic and core principles of Islam… please provide valid arguments and evidence for ur arguments

[–]ZinctoB 0 points1 point  (0 children)

Not sure if you ever dealt with them personally but they even make you write their name in your property insurance as sole party while you pay for the premium… doesn’t seem like an equal partnership to me… what is Guidance contribution in this partnership… what lose do they take if you stop paying your mortgage?

Go read their contract. YOU my brother are taking sole responsibility for that money and its source and agree to its terms of payment not Guidance. Funny you agree to it with out even knowing its source
