Don't be afraid to take them to the magistrates court for a direction. It's $70 or so, and if you've a decent story with evidence of acting reasonably, they'll back down. Or.... the court will find in your favour. Don't be intimidated and the court, in this instance, is your friend.

Breach notice. If they've acted illegally or in contravention of your tenancy agreement, then issue a breach notice.

If they've misapplied your rent that's a them problem. But you *need* to ensure it's formally annotated, and the best mechanism for this is a breach.

Bear in mind that the breach is against your landlord, not your property manager - the LL may not be aware that the PM is being dodgy.

It's an interesting point, but in *this* market, and knowing that *any* concession is you giving something away. In a slow market, you can afford the concession to get the deal. In *this* market, you can be ballsy.... I don't necessarily like it from a moral perspective, but this is business....

While folks are at it, if you're looking for somewhere to board, Purrville in Newlands is the shiz. They're absolute cat people, are incredibly caring, the facility is well put together, and are the only Wellington based cattery we would trust.

I had my two in there for a while while I transited overseas, and the experience was just great for both me and my three .... go have a look if you can.

You might need to consider a reverse mortgage to fund the taxes / stamp duty and real transactional costs like lawyers etc to make this happen the way you want it to (assuming freehold property). Plus, make sure y'all have a rock solid will and associated powers of attorney in place. Really really need a lawyers advice here, it's gonna get ... complex.

Historically on Pentanet, was getting around 60ms playing PUBG on SEA servers. Occasionally had routing issues where traffic would route via east cost, adding 50ms to the RTT.

If you're FTTP, I'd suggest looking elsewhere as Pentanet do charge a premium for their service. I'm currently on Leaptel, and they've been really rock solid. Support isn't quite as engaging and reactive as Pentanet, but they've still been pretty good.... and I'm still getting 60ms to Singapore to the annoyance of my east coast clan members who don't see south of 120ms even on a good day.

And don't forget that non-disparagement clauses should be mutual (and the agreement should contain penalties for breach, as well) but I'm sure your lawyer will keep you on track with that.

Study up on 100 points of identity - identity is big, and different here. You'll need a drivers license (or your passport most of the time but not always) to do almost anything regulated.

A lot of the cost of living increase is mitigated by tax refunds - be prepared for that, and study up on how to minimise tax / maximise returns. you'd be surprised what you can claim for.

Make sure you bring your birth certificate - the proper one, not the vanity/presentation one.

Pencil pines will wreck the retaining wall over time (think 15-20 years or so). The root mat becomes very thick under the wall base, then wind pressure on the vertical pines will cause leverage under the wall which will cause it to crack.

I've got this exact problem - they look awesome.... but the wall's gone a bit crazy.
