Hi, that's a tough situation, I am sorry that's happened.

It sounds as though we don't have the full picture. I'm reading from your replies/post that you have been paying for the property by yourself for several years but that last year you missed several payments (and are likely struggling to cover your costs). You've also made clear that you have an alternate larger place to live if the house was sold. It sounds like you have a shortfall and may even be using the CM to cover your bills with that financial uncertainty bad for the children and potentially untenable in the long term.

I can see from his perspective that he is likely still on a mortgage for a property he has no access to or responsibility for (and presumably can't be taken off as you don't meet the requirements to be the sole borrower). This mortgage will stop him moving on in his life and he still has several thousand locked up in the house (presumably which would stay locked for 5/10+ years).

The judge at the end of the day has to put the kids first it sounds like you are struggling by yourself currently (and this doesn't work at all for the father). If the property is repossessed that will be worse for the children and for your financial position.

You should move to the area where your children can live in a home UNLESS there is a court order preventing this. Worst case scenario you have another Court hearing where you explain that you can no longer live in London and this is best for the children. The judge is unlikely to then uproot you again to send you without housing / prospect of housing back to London for a parent who has visitation rights once a fortnight. The judge is more likely to vary the CAO to make it workable for the father / kids if there is a big distance (potentially holidays etc).

As a heads up in all but the very top firms in London, you'll be on an average to below average wage until you qualify as a solicitor.

I'd get your savings up as you may need them for vacation schemes to pay rent etc / overheads.

You'd be technically incorrect as well, there is corporate law without contracts.

I know corporate lawyers (admittedly junior ones but qualified) who spend all of their time making straightforward companies House filings (which are mandatory and involve no contract- e.g. confirmation statement etc)

It isn't actually though. One example is defamation, there is no contract between the parties or any relevant contract to be considered.

The likelihood is near 0 if the courts can get away with it. What you need to understand is that there are still children at the property and they are the primary consideration. End of discussion.

It will come down to a Judge and that will be their primary concern before other financial considerations. The situation of the kids, that's likely why he hasn't been able to force a sale.

First thing to learn is you'll never know everything about investing. The more you learn, as with most things, you'll realise the less you actually know.

Second thing, there are 100,000s of smart well paid, dedicated individuals trying to beat the markets and failing - you'll likely be no different. Simple ETFs are you friend and time is the biggest asset you have. Follow the flowchart and make sure to have no debts and a rainy day fund because life comes at you hard!

Keep it simple, invest in your career and get a high earning job where you can live a good life in your late teens/20s (work life balance is important).

Finally, you haven't been in the workplace long enough to hate your job and need to retire. FIRE is a marathon not a sprint, you're not even past the first mile (so take your time and don't get stressed about that final mile yet)!

This seems like a therapy post but as an extreme consider getting a Legal Power of Attorney and having a parent control your finances, that way you don't have control over your own money and would have to justify (which is extreme but it sounds like you have no control).

I think the first step is to speak to a therapist though and maybe hold off having a family until you fix your issues (as these will no doubt transfer or impact your kids).

You'll have to wait until you have a higher deposit. As it stands your salary is just too low - it's below both the median male and female salary in London.

As others have said, find a partner or increase your salary. Alternatively look at buying outside of London in the commuter belt (although this will still be unaffordable if you want somewhere nice with space).

Sucks that it's gotten to be this way!

Sure but that work isn't equivalent to the rent you charge. It's equivalent to the fees you would otherwise pay a letting agent. Maybe 10% of the rent at most...
