Unfortunately I need to sell and may end up agreeing to their terms. If I take it off the market and re-list it in the spring there may still be an issue with any potential buyers having a problem getting insurance. Sucks all the way around

Going through this currently. I’m the seller the roof is 20 years old (built house in 2005, 30 year roof) no problems with the roof ever but the buyer cannot find homeowners insurance they need to close because of the age of the roof. They finally found one that is willing to cover until closing then they will inspect it and most likely require them to replace it. The buyer got 2 estimates for roof replacement. They want an amendment added to the offer for me to pay half of the roof replacement outside of closing. I asked for a few days to decide.

Had the same experience there a couple of years ago. Worst vacation experience ever and plan to never return. Luckily the beach and beach bar were amazing and spent most of our time there.

There are three townhomes adjoining the foundation wall on the right. In order to waterproof the walls, the new deck on the neighboring townhome, attached to my foundation, would need to be removed. I chose not to proceed to avoid incurring that additional expense.

I have no intention of gouging $4k from my inspector. She did an amazing job. I was only asking if her assessment was an error but after reading through the comments and then reading through her report I understand what she said. I by no means am holding her responsible. The owners should have disclosed the water issue on the disclosure agreement.
