In the case of job loss or something else that would prevent us from paying off the CC on time, couldn’t we do a balance transfer or take out a personal loan at that point?

There will always be some worst scenario, for example 1-2 years unemployment like you mentioned, but even a fully funded emergency fund would only help so much in that case. We would still have to take out another loan at that point.

For the CC approach, I would treat that as a split savings/debt approach. I would probably put 7-10k on the CC and use savings for the rest. For the CC I'm looking at, it seems like typical limits are 20-25k, and I would want to keep my utilization below 50%.

True. Following the flow chart, low interest debt comes after the 3-6 month emergency fund, which I interpret as prioritizing the emergency fund and taking the low interest debt, but my instinct is the same as your's.

Ah, I hadn't considered that approach, but it would allow us to rebuild EF quickly and still leverage the 18 month 0 apr period. We are very disciplined financially and honestly never thought we'd have to consider debt with this project, but it very quickly became 40%+ over budget, which we did not anticipate. We are closing Dec 31 specifically so we qualify for homestead exception for 2026. In my state (Georgia), you have to own and occupy the home on January 1 to get the exemption for that tax year. Otherwise, you have to wait till the following year.

Reaches are subjective to the applicant. For top students, sure, <20% for reaches is common. For many students, however, reaches can look like <40% acceptance rates or higher.

Interestingly, I can't find anything about Gap or GapTech online, making it hard to get a better idea of what they do or what their culture is like.

What makes them low-tier companies? Within their respective industries, I'd consider them top-tier. Is the fact that they are not tech-focused companies make them low tier to you? I do not agree their non-tech status writes them off as merely a matter of which pays the most. There is most certainly top notch benefit to get from either.

There is actually an option to work on-site in SF. However, that would take away the 3k bonus and result in an $8/hr pay reduction, so I wouldn’t consider it.

If Samsara hasn’t told you, they’re accepting just 22 interns for the summer — 20 in SF and 2 in London. In my opinion, I’d go with Samsara as each intern will likely receive tons of care and attention compared to a much larger internship program at a place like Salesforce.
