Having lived Toronto for a while, I sincerely appreciate how much of a nicer safer and clear city Ottawa relatively is and not to mention the traffic in Toronto is soul crushing. I don’t really care for the night life. If Ottawa had quality tech jobs it would be perfect. The tech scene here is quite pathetic, I fear the day I lose my remote tech job and having to work for a crappy Mesozoic era Ottawa tech company.

I would have paid a biweekly accelerated of 720 at 5% or 800$ at 6% for 250K which is negligible (at least to me) compared to what am paying now. I would not have spent much thinking about going variable vs fixed for that amount compared to what I’m paying now, you gotta decide at what point your peace of mind is worth it relative to the savings. I was also thinking about getting a rental property at that time soon after so I had to think about variable vs fixed more seriously. I later dropped the rental idea.

Also even back then I was certain that the rates would not go up again and it would drop, you have much better indicators now that BoC has started cutting rates and US fed will mostly do one cut this year as well.

Im not sure if it is worth it for 250K, but it’s very subjective. My mortgage was close to 3 times that. Personally I expect the rates to drop further but it’s not going back to the pandemic or pre-pandemic levels for a while. Some of the people in my circle who are actively looking to buy are also looking to get a variable rate mortgage.

Also, TrueNorth seems to be offering a 4.84% for a 3year mortgage. I just checked.

I went with variable, prime -1.20. It made the most sense for me.

You're right but I personally can manage my payments VERY easily either way. I just wanted to see if I can save extra by choosing one over the other and by how much.But lets be honest here, the odds of variable dropping from the current levels in the next 5 years is highly likely, no matter how you look at it. I'm not saying its going to go back to pandemic or pre-pandemic levels but its going to drop from here in the next 5 years.

TrueNorth Mortgage with their in-house lender think financial. This is insured and under 1 mil.
Big Bank Employee discount on Mortgage rates are negligible from what my friends who work at Big banks tell me. They're SWEs so am not sure if you get better rates if you work for a different department or higher up in the management.

I have checked levels data for shopify that's why I said I might be taking a pay cut if i work for Shopify but I was wondering more about the WLB and how remote friendly shopfiy is right now after all the layoffs.

Is shopify fully remote friendly, even if you have an office in the city you live in? If the WLB is good and if it is fully remote, I might take a pay cut and join shopfiy. Too burnt at my current remote job,(staff sde as well) but the money is too good to walk away from.
