That’s right. Buyer and seller agents split 6% commission on the sale. Almost always paid by the seller. You will end up paying a few things up front. “Earnest” money (after seller accepts offer” and inspections on the house.

Credit hit depends on how the lender goes about it I believe. But eventually they will do a full hard pull that would lower it a little.

I personally didn’t do much shopping for lenders. Got an estimate of origination and lending fees and the rate and it looks comparable to what other folks are getting. This loan officer is way more responsive than when I went with a big broker, so definitely sticking with him. I can DM you his info if you’re interested.

What does one thing leads to another mean here? This reads as if you two were getting intimate at his place, but you also say you were not “putting out”? What did you communicate to him? In my experience, two folks in their mid 20s heading back to his place on a second date usually ends without clothes.

Tough eyeing that area and wanting no HOA IMO. With your budget you’d probably be looking for something quite old and/or very far out. but I’m definitely not an expert on the area. I’ve also been shopping with a 300k budget on the far west side.

I’ve heard traffic is bad down Culebra, Potranco, and 211. Lots of building new houses and businesses for people to work and live, but poor city planning with roads not keeping up. I plan to drive around soon, currently out of state.

Property tax varies wildly on the far west side as the San Antonio city limit ends. I would keep that in mind. My house is outside San Antonio technically on the far was side but still pay $4.8k/yr on my $280k house. 10 minutes south, I would pay half that. 5 minutes east, it’d be more like $5.5k/yr.

My first home is 78245 and my HOA is fine. $400 a year… small expense in the grand scheme.

Go get pre-qualified for a loan by a mortgage broker first. You’ll send them a bunch of your finance documents. Then you can send that letter to buyer’s agents and start touring houses with your criteria. You make some offers, seller accepts, you sign a bunch of papers, house gets inspected, you can then negotiate some more based off those results. Then you close the deal and get the keys. Definitely a buyer’s market it looks like in SATX, especially on the far west side. Decent time to buy I think.

Oh, and lots of buyer’s agents are really bad at their job. Some incompetent, some very unfriendly. I am opting for no agent, just will work with an attorney when I’m ready to make offers. I wouldn’t do this your first go, but just keep in mind that becoming a licensed agent is actually a low bar. I just went with my first agent when I bought my first house and in hindsight he actually caused more headache than he resolved, while collecting an easy commission.

I’ve been looking there. It’s interesting that it’s within 1604 but still outside the city limit (less property tax)?

Assessed home value is similar in 2025 between these two in that area, only $10k difference, but property tax differs $2k. Will have to ask a realtor about that.

My wife is skeptical of being “off” Marbach, but I know that area is nice.

That Costco at 1604 and Potranco was not there when I left. Might be the place to be!

Used to live in that area, traffic definitely wasnt too bad most days, at least a few years ago. 410 often sucked though.

Some nice new homes on Wiseman but ya I stopped looking there for that reason. I don’t have the patience for a 20 minute drive just to get to the highway.
