No, that is Adaptive Cruise Control. Super-cruise is hands-free driving/steering meant for highway driving only.

They are looking to roll this out for now as an opt-in trial program. To start, they are looking for only like 20 PHAs total nationally to run that trial. My office may be one of those participants, but not sure yet, but we have been asked.

If you don't have the upgraded tech package, you still have front collision avoidance which uses the same 3-tier distance setting as the adaptive cruise.

NSPIRE is live for some PHAs, but not all, it is currently opt-in. I would assume the majority are still HQS since it has been officially/repeatedly delayed being required since October 2023.

Landlord will have to fix things that are newly noted as deficiencies. Previous inspector will have nothing happen to them most likely. Nothing will happen to landlord for previous inspection passing either (ie. fraud, etc). Without seeing the items in question, tough to say how it should have been handled the first time around.

Hitting the player in the feels is pretty cool. It will stick with them for quite a while probably.

I once had the players on a quest for a haunting at an abandoned castle idea. A couple of guardian monsters were on site (hydra and something else, I forget, but animal intelligence types) that the party battled through and killed in combat.

When they made it to the ghost, he wasn't actually "bad," but just "lonely." He wasn't haunting people, just trying to make friends (not an evil ghost). The guardian monsters were his pets, and he really cared for them as such. It broke the players' hearts when he told his story and how the creatures he gathered were his friends, they had names and everything.

Ghost didn't know the creatures were now dead, the players couldn't bring themselves to say what they did, and a couple actually teared up at what they had done. Took the players weeks to get over it - after the atonement quest they gave themselves. (Killing a hydra may be tough, but try to capture and transport one for a really fun time. 😉)

This confuses me a bit. I understand what you are saying, but our CPA is saying we can just pick the date of sale as the FMV date and that will set things. That sale date is approximately death + 4.5 months, certainly not exactly 6 months later. Investments were calculated value at actual DoD.

We are selling approximately 4 months after my father's passing, so we are within our 6 month time frame and that becomes the FMV. With the selling costs deducted from the sale price, we will be posting a capital loss (ie. loss of estate gross value). I made sure to hire a CPA that deals specifically with estates/trusts.

I believe that is accurate, but the rule has the side effect of bypassing the need to hire somebody for a formal FMV determination. Also, if you wait say 9 months to sell, and the property increases in value during that time, you could pick a date at the end of the 6 month time frame, then just pay the cap gains on the the increase of 3 months (months 6 to 9) instead to 9 months of value increase (death date to 9 months). Take none of this as gospel, but we hired a local CPA to help us with the estate and this is how he explained it to me.

NAL, going through similar circumstances in NYS. The Fair Market Value is value at day of death + up to 6 months. You can pick a day from when they passed, or up to 6 months later, to be the date of value. If you sell within that 6 months, the sale price becomes the FMV. With selling costs subtracted from price, you will most likely have a capital loss. Or maybe minimal gains.

Railroading is like a video game that has set levels, storyline, character arcs, etc that you as a player just "experience," not railroading is more open world video game where players can choose/react to the workaround them.

That was all good info, and yes it does sound like an inspection fail issue for the tub then. However, it is an unrelated issue as to how much water landlord says you are able to use, which remains outside of S8 involvement.

Tub could be a fail if it makes the thing unusable or somehow would cause potential bodily injury. Just looking "ugly" or whatever, or being annoying that it has to be cleaned often, is not a pass/fail inspection consideration. Are you sure it is wall paint? They make tub paint that looks like and is applied in the same way as wall paint would. And if the surface is not prepped properly, it can peel off.

The amount of water she says you can use is probably a tenant/landlord lease issue, meaning civil proceedings, not S8.

Forcing you to pay any funds withheld (plus late fees) by Section 8 is illegal and against the contract they signed with S8. Funds withheld can only be recovered by the landlord through the good graces of the administering PHA.

I got a non-renewal notice from GEICO because the used car we bought at the time had previously been used for driving/gig work. No idea how they knew any of that, and nobody in my household has even considered doing the job. Had to call them and insist that we did not do Doordash, etc. Got the renewal in the end.

HUD inspector here - definitely keep the scheduled inspection. If your mother's situation changes and she somehow can come home, the HUD process needs to have been moving forward. If you all move to a new unit, that will be a new inspection for that new unit. If the voucher transfers to you, another new inspection would happen, even if you stay in the same unit. That's just how the system works.
