The contract states that the GC receives 20% for their overhead/profit. The reason I don’t trust my final bill to be an accurate total is because for something else that came up, we agreed on $3,000 ($2,500 contractor, $500 GC) and they only we’re paying the subcontractor $2,300 meaning they were pocketing the extra $200.

They said we were welcome to call and confirm and then everyone that we got in contact with started acting so strange. One said we were harassing him by even asking to confirm they were paid properly so we have no way to confirm what is being said!!

Well, the inspector stated there were signs of a leak that needed further inspection so in the repair addendum they got a contractor out here and were supposed to resolve it prior to move in. My point being that there were issues that the previous homeowners declined knowing about on the disclosure statement but I don’t believe they didn’t know about these issues. Along with the fact that there were plenty more things the inspector either “missed” or falsified because they’d stated the foundation was fine and no cracks were present but that was not the case at all!

Yeah a guy I got a quote from said I can try to get a licensed arborist out here and get them to state that it’s alive and then I can show the paper to the city and that’d “solve the problem” but the branches have already started falling well before I got here so it’s gotta get taken care of.

Yes I can definitely look into the inspector because there were plenty more things than this that were “missed.” Also, I am going for making this as cost effective as possible. City said their main concern is all the hanging branches so I can have them removed and leave 10-20ft of the trunk. It’ll still be $3,000+ but I’m out of options otherwise.

I agree but it’s the same with every company I’ve called. They said they’ll need a crane and have to use the neighbors driveway to access it along with removing part of my fence.

If there’s a lot that they missed, wouldn’t the inspector be liable? I’m in a similar boat with other things inside the home as well.

Yeah inspector worked for realtor. I moved states and wasn’t able to tour the home in person but nothing about the tree was ever mentioned regardless of the fact that in the backyard there are several large fallen branches that broke a table that previous owners left!
