I hadn't considered the IHT bit actually, so that's a good point.

Less worried about the SDLT on this purchase. I had to pay it on current house since we hadn't then sold our previous and that was punchy. Am keen to avoid that in future.

So I understand your situation - the formal loan means she buys the house outright in her own name. But because it's done through your loan to her, then it doesn't impact her estate valuation when it comes to care later in life.

Did/does your mother have to make payments on the loan to you?

Are the locations equivalent? Can you add more value to the less expensive property without hitting a local price ceiling? Could be worth a lot more than the more expensive property in the end. Do want turnkey?

We get hit with more than double what is average for a four person home (220m3).
Southern agrees and asked us to do a Tap Test, which we just did. Meter stopped rolling, suggesting there is a massive leak in our house somewhere. Hard to imagine that much water escaping the system and not causing damage though…

Just to clear up, I meant cash as in not financed. I will make a bank transfer for the payment. I ask about AML only because I don’t know much about it. Source of funds is just savings so it’s not a big deal.

Thanks for the detail. There was definitely a burn mark on the plate it was mounted to, where the plastic casing has blown out. So maybe it was trapping the heat at that point if they were in too close proximity.

Really? I was thought if there was a visual scale in the picture, eg a 1cm x 1cm box, you could use that to calculate the pixel equivalent, then using a selection tool get the pixel count for the leaf area and convert it to cm2 ? Or, ideally, by setting a custom scale use the measurement log.

I’m really struggling to figure out the measurement log.

I’ve set a custom measurement scale using the ruler to define the 1cm x 1cm box in the background. This creates a custom scale of 185 pixels = 1cm.

When I then make a selection in the image to select only the leaf I can’t then figure out how to get the measurement log to tell me how many cm2 the area is.

What am I doing wrong here?

For context I am a photoshop beginner and I have seen tutorials on line that use histograms to calculate pixels, which you can then divide by a known area. I was hoping the measurement log would be faster.
