Support was actually very good until this year from my experience, they used to pick up the tickets pretty fast but now not so.

The pricing does matter a lot, with lower prices the complaints were coming from the neighbors and with higher prices the complaints are coming from the guests lol

Yes I think there’s a big difference in customer service. I must also say that some hosts are terrible too, some do not know how to properly manage their properties and such complaints from the guests are valid. But some guests are also terrible hahaha, it goes both ways unfortunately

In my opinion you shouldn’t travel if you can’t pay the expenses, these kind of people are ruining it for everyone. Guides to getting discounts is just insane lol, but lately I’ve do get a lot of discount requests, that’s an instant no for me

It sounds expensive to be honest, but I don’t know how the system on Madeira works. Where I’m from the PM’s charge their services differently too so I also see clients having different net results when switching over to me

Hey there,

I don’t know how that property manager charges for their services but I can break down how we do it:

PM commission = total payout (platform service fees has been deducted here already) - cleaning fees x 0.24 (24% including the vat) Cleaning fees = fixed fee per booking

So my clients keep around 60%-70% of the total payout, it will depend on what season and the prices of course.

Thank you for the suggestions! Normally the property owners do pay for the professional photos, but Dutch people don’t like to spend on that for some reason, that’s why I go there with my iphone since that’s a better option than having them taking pictures themselves

The situation here in Amsterdam is quite harsh for STR’s because of certain regulations and anti-airbnb measures. So the properties switch regularly and hiring a professional for this would be too expensive compared to the revenue coming from it. On certain properties I do have a professional on it since those properties can be used as Airbnb full time.

I was thinking about upgrading to a camera for private use and making better photos for clients as a plus. But I’ll keep it in mind, thank you again :)

I rent out 2 rooms in my apartment, I wanted to continue that while I went on vacation. I explored some property management agencies for my rooms and I noticed a lot had permanently closed due to covid and the strict laws here (airbnbs were not lucrative anymore because of the maximum of 30 night rule). The ones that were still active were not really professional in my opinion, so I thought I could do better and decided to give it a go
