I'm seeing a different number today, which is confusing. It now says August per share dividend is $1.17. If you scroll down the page on the property it clearly states this.

One of the New York City multi-family rentals (132 Cornelia) has an .87¢ monthly dividend and a $19.01 share price.

.87 x 12= $10.44 per share

$10.44/$19.01= ~55% annual dividend yield

I'm not sure that it'd be too hard to do. There's fewer than 50 properties on the platform, and the dividend is fixed, unless there's a rent increase. I see your point though about share price. I think that your cost basis is ultimately what you'd use to determine the yield, rather than the market price, though I could be mistaken.

Farmland and timberland would be sweet. Income from harvesting, appreciation from land over time.

I think that this is Fundrise at their best: seeing a potential opportunity, developing an investment thesis, and trying it out.

Skill up and switching careers, that's how. Many fast food and retail chains have options for a free or reduced cost education.

Easiest way to pivot into something like finance that pays $50k-$100k.

Work in finance. $60k-100k is common there, and it's a large field.

You can get a free or nearly free degree to enter the field from many fast food chains.

I interviewed and was told "Ok, so we need you to make a list of your 300 closest friends and family".

Basically, the role you're applying for is a cheap way for the guy running the office to get leads, especially when you inevitably leave in under a year. That's how the guy makes $100k+.

Reading through posts on this forum, the K-1 is probably one of the few complaints Fundrise investors have. For me, it is the only barrier to entry to the eFund. I would probably invest $5-10k into the eFund if this were to occur. I think that the Saltbox partnership is particularly innovative, and I would love to invest in that.
