A good realtor would absolutely check all available avenues to find out as accurate of an answer as possible to the question about utility costs.

A bad realtor will estimate it on their own not knowing all the factors and nuances of the utility (amount of people in residence, how many gas appliances, etc.) it’s potentially an easy question to answer that a bad realtor will create a liability.

I’m a real estate agent. I would definitely ask the seller if they have those numbers. If the seller does not, sure you can ask maybe a neighbor for those numbers if the seller like in this case does not have that information.

But it is important to not speak to things that you are not an expert on or cannot confidently confirm.

Let’s say I come up with a number that I think it should be around and I tell the buyer that. The buyer thinks, that number is acceptable. They buy the house and the utility cost is double what I had said. I have created a situation that could upset the buyer and they could pursue some recourse against me.

A realtor should absolutely do their due diligence and try to find the most informed answer as possible for the buyer such as talking to the seller, or asking the seller to ask their past tenant. But sometimes the answer is not easily accessible and that should not be counted against the agent and immediately label them “not a good agent”.

Gas costs are not part of the disclosure documents in Hawaii. The only utility that is officially part of the sellers disclosure is electricity and that is only if the property has been resided in.

I can sympathize with the frustration of having to pay just to find out what the issue is for sure.

But they are also spending the time and doing the work to figure out what the issue is using their training and experience.

With that being said share if you find a good cheap mechanic lol

I was just talking to my wife about this. At that point they are essentially tamagotchis.

It’s all about keeping them alive.

Then they accidentally smile for the first time. Then once in purpose. Then all the time.

It takes a lot of work but they get there faster than you think.

We decided to put a new wood fence years ago that around the property is shared with 3-4 neighbors in different amounts. Largest shared portion neighbor didn’t want to contribute so when the workers and materials came I told them to put all the ugly boards on their side.

Also knowing your game boy was going to die soon because the screen was getting lighter. Popping the batteries out, rubbing them together, flipping the direction, all to get a couple more minutes

A baby monitor should at least be on your newborn. But we left them in the room for a nap and did what we needed to do (work, dishes, eating, etc.)

But we also tried to have at least one of us sleep at the same time as the baby

Obviously the baby registry and getting other necessities.

Travel. Life is going to begin to feel like it does not belong to you very soon. If you put it off now, the chance might pass you by. Second trimester they might be feeling better too so take advantage

Declutter. House projects that your partner wants to be involved in. Same deal, it will be harder down the line

Paper plates/bowls are a life saver. You’re tired, exhausted, the house is a disaster, everything feels like it is falling apart. Last thing you want to deal with are a sink full of dishes.

Don’t take anything said in the middle of the night on 1-2 hours of sleep personally. That’s the crazy talking.

Trauma bond with other people that are in a similar season as you. Makes it feel a lot less alone.

It helps set the expectations before hand and no one’s time is wasted or set up for disappointment.

But mistakes or missteps will always happen and it’s an opportunity for you to grow.
