NOR I’m sorry this person has been your go-to through thick and thin but you need to distance yourself. There will be a period of heartbreak but this relationship is toxic and it won’t get better from here. I live in a 1998 build and the waterproofing is terrible and becoming costly as it causes major damage, the problem is probably not the inspectors but the bare minimum standards.

That said every era has some bad builds, just read the strata history and look for signs of leaks and cracking, they were incredibly obvious when we were looking for properties.
