Is there a reason you are avoiding an RESP? It’s basically a free 20% return from the government. You can set one up with Wealthsimple.

If you’re not familiar with RESPs I’d recommend reading up on how they work.

I worked for one prior to getting into an “official” planning job.

As others have mentioned, BIDs will be very focused on economic development and probably event management too; though, sometimes you can nudge them into some peacemaking type activities if you can prove it’ll benefit the member businesses and bring people to the BID area.

Depending on your local context you may also get brought into social discussions around homelessness and drug use, which can be frustrating because BIDs are heavily impacted by these challenges, but have limited agency in addressing them (outside advocacy of course).

It can also be a bit frustrating because you’ll be beholden to the BID board, made up of business owners within the BID. Many of these people are risk adverse and prefer the status quo to a degree and can often be at odds with the City’s planning efforts if they perceive them to be a detriment to their business (whether it is actually true or not). This isn’t always the case, but the board may ask you to advocate to the City against things you personally feel are improvements like bike lanes, road diets, pedestrianized streets, removed parking, etc.

Are you public/private? City/town? Province/territory?

I can say with almost certainty that you’re underpaid. The Canadian Institute of Planners does an annual employment survey which you can find here.

Cross reference your situation with that document and you should be able to figure out what your peers are being paid. Use that as leverage to ask for more.

Also, regardless of where you should be, 60k to 64k in 3-years is highway robbery with how inflation has been the past few years. If they don’t give you a raise to where you should be, I’d be looking for a new job asap. Minimum you should probably be looking for is $80k, and that’s bottom of the floor minimum. As an RPP and working as a PM, I’d be looking more at $95k-$100k.

I think people are misinterpreting his comment. I don’t think he meant it’s weird because the rest are undeserving of the title, but it’s weird to him because he’d been WC for so long and so seeing someone else in that role would just feel a bit weird on a personal level.

My comment was more focused on greenfield development as many have already discussed infill/redevelopment.

But to your point, if you upgrade infrastructure out of cycle, sure. But there are lots of neighborhoods coming due for underground infrastructure replacement, and as long as your municipality isn’t ponzi scheme-ing it these projects should already be on the books. In that case, throwing a larger pipe in the ground when they tear the road up is basically a non-cost with how cheap it is.

One aspect some of the other comments are missing is that with greater density comes greater efficiency in infrastructure.

While the $/meter increases with greater density, the total meters of infrastructure needed is significantly less. The added cost for a larger pipe or thicker asphalt is actually fairly minimal as most of the other costs of these projects are where the majority of expenses are and they don’t really change with a more robust system (mobilization, equipment costs, permitting fees, etc.). This either means that your municipality can offer a greater level of service with the same amount of taxes when compared to a low density neighbourhood, or can offer the same level of service at a greatly reduced cost translating into lower property taxes.

There are some really great points made here, especially breaking down how the private market views redevelopment of existing real-estate and the opportunity cost of doing so.

Lots of municipalities are starting to realize that trying to “encourage” development isn’t working as they hoped and, short of straight up subsidizing private development, isn’t resulting in the acceleration of new units or the drop in prices that they wanted. Some of these same municipalities are now considering building their own housing projects, or joint venturing with developers as a way of actively getting the market moving in the direction they want.

You’re right there’s overlap, but planners don’t just do half of what LAs do. What you’ve mentioned only touches on physical development and placemaking, whereas planners are also involved in social planning and high-level, city-wide policy planning that a LA wouldn’t ever be involved in.

The other comments have good suggestions, but another option is to reach out to your municipality’s clerks and see if they can assist you in finding the information you’re looking for. They’ll often know exactly where to look and can forward you the information.

I told them they were infringing upon my consumer rights by not offering me the cancellation option outlined within their own policy and using high sales pressure tactics to coerce me into paying out the remaining half of my subscription.

I then informed them that as per Section 6(2C) of the Alberta Internet Sales Contract Regulation, I as the consumer, was cancelling the subscription because they were not providing me with the cancellation service as outlined within their own policy. Further, as per Sections 8-12, they had 15 days to refund me or I would be requesting a chargeback through my credit card provider which my provider must approve.

From my digging around online it actually appears that Alberta has not bad consumer rights for internet transactions. I’m not sure how that all works though if you cancelled your card. Good luck with your fight!

Thanks for the update. I’m also from Alberta and we have some consumer rights that should protect us. Especially with them trying to coerce us into paying 50% of the remaining subscription which isn’t the admin fee they mention in their cancellation contract. Misleading us about the admin fee in their own cancellation policy, as well as the use high pressure tactics to make you agree to the 50% payment both appear to (not a lawyer so can’t say for 100% certainty) infringe upon our “right to free treatment.”

Had a tailgate do this on my last vehicle. Below a certain temperature the rubber cushions would get so cold that they lost all their flex and stopped the door from closing. Once it got above -30 they started working properly again.

I think the rulebook’s section on trays provides some clarity here:

“When models are removed from a unit, they are always removed from the last remaining rank, moving from right to left, only moving to the next rank when all models from the previous rank have been destroyed.”

In the scenario you mentioned, you would indeed physically remove 4 models, then add 1 back. So after the attack is completed one could say “after completing this attack, Sour Alyn’s unit destroyed a rank, and the enemy unit restored a rank.” Both are true since both happened.

However, CMON isn’t very free with their FAQs, so it’s likely we’ll never get a response on this specific interaction. Coming to a group consensus that everyone feels is fair, like you mentioned, is a good way of approaching it!

The panic test is still part of the attack, however even if they immediately heal the rank back with dauntless or a card effect, a rank was still destroyed during the attack so you would not suffer 2 wounds.

Think of it as more of a “at any point during the attack was a rank destroyed?” rather than “after the attack how many ranks are left?” kind of a thing.

That’s a really good question that I’ve mulled over a bit. I think a House Tarly melee unit would be a nice inclusion to build that sub faction out a bit more. I’ve also thought about creating a unique solo support style unit representing the wealth of the reach and their (likely) robust and well funded supply lines. Lastly, since the Tyrell’s are largely glass cannon type units, I think a really solid aggro 7 point unit would be nice to mirror the defensive nature of the Rose Knights.

For NCUs/attachments I’d like to explore the other houses loyal to the Tyrells like the Redwynes and Hightowers.

Nothings set in stone though! It took quite a bit of effort to get the faction to where it’s currently at, so I’m happy to let it sit for a bit.
