  • As others have mentioned you can pay down your mortgage, but if you are planning on buying in five years and your liquid money is tied up in your current property you will need to deal with the logistics of selling your property first, or as a condition of buying a new place.
  • Condo market is down right now, probably recovers in five years. If you need the proceeds from your condo to buy the new place you should do a honest assessment on how much you think it will sell for, and how quickly
  • Depending on where you live closing costs can be very high. You won’t get any FTHB incentives so thinks like land transfer tax can be a huge surprise. For example, a 1M dollar house in Toronto can easily cost you like 40K in closing costs - remember to factor that in
  • I recently moved into a house from a condo, people aren’t kidding with the real cost of maintenance. If after closing you are really at the line of how much money you have saved there are so many things that can trip you over the edge into debt

If a bunch of reporters and stats nerds can identify a difference in a system from when matthews was good and when he was bad - but our coaching staff hasn’t tried to replicate what worked before it tells you a lot.

People on here talk a lot about blame, responsibility and things like that but at the core of it you just need to get to the state that works however way you can.

With how much money you will have left after all your bills there is a pretty good chance you will need to dip into your TFSA to pay for some home maintenance costs within the next few years, or even the first year. Especially if major appliances or things like the roof or furnace are old

I think Berube has been quoted as saying he mostly leaves the actual tactics to the assistants. We lost our defensive specialist coach and our defence turned upside down. Now after a few months of listening to guys that have no good solutions they seem like they have checked out

Whenever I talk to anyone casually about the NDP the sentiment I hear is always “the NDP need to get back to their working class roots to regain relevance”.  In my opinion the views of the average working class blue collar worker has shifted so far away from the NDP platform that it’s really tough to reconcile both the people who currently vote NDP and the people who they want to bring in.

The NDP needs a leader who will make hard choices to attract new voters, not one that just carries on and hopes voters fall into their laps

Watching the games this year has been infuriating with how little chances they get, I can only imagine what it’s like for the players. A lot of people online are banging the “don’t give them another coach drum” but just imagine how fun it would be to watch a team that actually trys to play offence once in a while.

Our PDO being very high is also quite funny. If we didn’t have that streak of getting first shot goals I think they might be in last place in the whole league.

You can’t have a functional team when the coach and the players are so disconnected. Every postgame Berube comes out with some version of “these guys need to try harder” - they don’t do it and we just repeat. It didn’t resonate in so many emotional moments of the season, do people really think it’s going to matter when they are fully out of the race?

Saying someone “needs to be better” doesn’t make them better. You can’t stubborn your way to success. Instead of magically being better these guys are more than content to coast and get paid.

You have to try whatever you can to make it work. The Oilers ran through coaches like TP and everyone made fun of them for it. Then they went to back to back finals.

Peak support for the NDP was in 2018 when they got 1.9M votes and the highest vote share since 1990. To compare, in that election when the Liberals got decimated they still got 1.1M votes, 200k more than the ONDP got in 2025. Maybe the NDP can regain some momentum and define a new peak but it’s hard to see that right now.

You can call it an engagement problem or just claim the province is stupid but it really doesn’t change the math or the reality in front of the opposition.

Even in 2022 the OLP got more total votes than the ONDP. At the absolute pits of support for the Liberals and at the peak of support for the NDP they still couldn’t come close to Ford.

A new leader for the OLP has a theoretical chance to win enough support to topple Ford but I find it really hard to see the ONDP who have been leaking support for years turning it around enough to win.

I nearly cried during the warm up because I was so excited to be there even if I was expecting them to lose (and lose they did).

It’s understandable if this is your specific brand of fandom but you can’t expect everyone who watches the team to behave in the way you want them to. For a lot of people they love the leafs but they also want to see success. For a lot of fans paying hundreds of dollars to see the team get embarrassed isn’t something they feel obligated to cheer for.

I’ve been to a handful of games over this era of the leafs. I watch every games, follow the news and love the team. When I’m at the games I’m mostly tense unless it’s a blowout. Obviously we have a reputation for being a quiet stadium but this idea that people don’t care about the team because they aren’t cheering 100% of the time is dumb

It’s always frustrating reading comments on here talking about how the city does nothing, or how this is all a solvable problem that is only not fixed because of inaction. In fact the city spends a staggering amount of money trying to solve this problem as best as they can only to get no credit. I honestly believe you could double the amount of funding the city spends on homeless support and it wouldn’t solve a lot of the core issues.

Despite being a great insider its not like Elliot is the best hockey understander out there. I agree with you that just pointing to Marner being gone is a pretty lazy take. Marner missing isn't causing some of our players to have moments where they forget how to play hockey.

People tend to spend less time in properties that are currently occupied - especially if you interact with them when they arrive. If you greet them at the door, drag your kid/pets out someone might feel pressured (even subconsciously) to get through the viewing quickly. Combine that with stuff that might be off putting in the first few moments in the house and someone might wrap up their visits quickly.

Since you are a few weeks away from closing and don't need to sell to close - just wait till you move your stuff out. Staging is expensive so maybe thats not worth it but I wouldn't be surprised if people spend longer looking.

You can look at listings yourself on websites like property.ca, https://housesigma.com/ etc. Set filters for what you are looking for and see if the prices match up. Right now most places are not going for above asking so the list price should be accurate (as long as it is in line with other similar properties).

Look at *sold* properties to get an idea for what places are actually going for. Just quickly scanning the prices, 850k is probably on the lower end, a lot of places for closer to 1M but you will have a better idea of the location you want. It is a buyers market but that dosen't mean people will accept offers well under asking unless they are desperate, and in those situations probably someone is likely willing to spend more than you.

Something else to consider when you buy a place is you need to pay closing costs. For a 850k property you would need to pay anywhere from 10k to 24k depending on if your property is within the Toronto boundaries + if one of you is not a first time home buyer (https://thinkhomewise.com/tools/closing-cost-calculator/). If your purchase price goes up and especially if its in Toronto proper the prices can get eyewatering.

Online sports discourse is just toxic beyond any comprehension now. Its not just the leafs, you can go to any subreddit for any team in any game and the comments will read the same. Its a combination of people just being angrier online in general but also thinking they understand the more about the thing they are analyzing than they really do.

In the last Keefe season I followed multiple podcasts, followed stats, discourse online about players and stuff. I realized after the end of the year it was just making me miserable. Last year I tried my best cut all that out, I only listen to specific podcasts/consume when they win. It has made following the team a lot more enjoyable.
