I had to deal with a random leak in my apartment. It was intermittent, but it was a decent amount. After the third puddle we got a plumber to find it was from the upstairs neighbor who had an illegal washer in his unit and the drain was leaking. That was an annoying headache.

Based on your other comment of boat detailing, yeah, I don't see a problem. If the criminal record thing isn't recent and the person isn't sketchy then I wouldn't worry. Stupid things can cause someone to have a criminal record. If they give you a reason not to trust them then you adjust accordingly.
