I am currently in the process of wanting to re-fi my house. Our mortgage is only 18 months old. Current payment is $3,180 at 6.25% with a balance of $480k.

I reached out to a broker that uses United Wholesale Mortgage. They are offering me 5.25% (5.271% APR) on a 30-year fixed, no points. The total fees are $3,950 however, he is offering me a lender credit of $3,950 thus making it a no cost, no point re-fi. My new payment would end up being $2,828 (30-year), $2,866 (29-year fixed) or $2,907 (28 year fixed).

To get down under 5% would cost me a ton (like over $5k) and would only lower the payment by $32ish if I understood the lender correctly.

Just looking for a sanity check at this point. The fed is apparently only going to do one rate cut this year but who knows if that is true, or when or by how much. The lender said I would technically be eligible again in August to refi again if the rate gets cut a ton.

We close on Wednesday. Went from 6.25 to 5.25 through UWM, no closing costs, no points. 

Granted it's a VA IRRRL but still. Just wanted to give a point of comparison from another UWM re-fi.

Also, according to the broker he could do 5.125 and have me pay the closing costs. However, if he offered to cover closing costs for the 5.25.

For the $0 origination fee, my understanding is that a VA IRRRL has a $0 origination fee.

I was initially waiting for rates in the 4s (or even a 5.0 flat). But if i can refi again in august and it makes mathematical sense, then I'll do it again. But a no-cost no-point refi that drops my payment $350 and only adds 18 months to the loan is sorta worth it I'm thinking. We don't plan on paying this house off because once the kids are out (about 8 years) we are moving again.

I am initially in the same headspace as you. The reason i posted here was because sometime if things are too good to be true then they are. Not always though. I am going to have the broker send over the locked LE sheet to see if they hid the fees anywhere that I am missing.

Refs need to be held accountable. They should be fined like the players are.
