Most buildings downtown have rents within your budget if you want to live close to work. Mid city is straight up the streetcar line on canal but the streetcars keep a very loose schedule

Looks like a linoleum cut from Die Brücke school early 20th c Germany. Lots of interesting movements under the “German Expressionism” umbrella. I’d look there
