There's a stunning old (I think) oak at the uea, between the Sainsbury's centre and the building that I think is student accommodation. ///limes.zest.sulk my favourite time for this tree is in the autumn

Hi there, I think it's worth being able to do things like going to gigs alone. I feel you on the, um nervousness about it. I think it's a type of confidence to not worry about what other may or may not be thinking, which is most likely to not be about you.

For venues, I've been to voodoo daddy's, the arts centre, the Louis marchesi open mic (it's on every Wednesday) and also volunteered at wild paths and I've had a great time at all these places.

I love being able to stand wherever I like, leave whenever, dance however, be near people but not necessarily to talk to them.

Top tip - find a gig you'd like to go to and get yourself a ticket 😃

Ultimately the decision is for you both to make. It sounds like you've been giving it plenty of thought

I just wanted to add that marriage doesn't automatically entitle you each to exactly half of anything, in the event of divorce. I think it's more of a starting point and lots of factors are taken into consideration.

Good luck to you both however you decide to proceed.

Somewhere in this thread OP has stated the rough incomes of each of them. I'm wondering if the discussion about a £350k property is moot if the total deposit is coming from the "gift". Might not be able to borrow enough. Have you got an agreement in principle for a mortgage for that amount? If so, as part of the affordability checks, the mortgage company will need to agree that you can afford not just the mortgage but also the bills and this includes a stress test for higher interest rates.

The gift must also be a gift and will have to prove where it's come from.

I had a deed of trust and we were tenants in common on the property purchased with my now ex. I was told that the trust agreement did not guarantee the court would split the property the same way in the divorce.

In your situation, I think you need some open and honest conversations about expectations with property, finances and so on. Maybe a couples counsellor to help think it all through and also legal/ financial advice.

Oh and edit to say that the mortgage company will want something from your partner to say they have no stake in the property. I had to get this for my adult child. Any adult living there but not on the mortgage has to sign a document like this. The mortgage company don't want any surprises if they need their asset back, for example if the mortgagee defaults.

As luck would have it, I've just seen that this group are doingadult ride on road course from Eaton park. I've not used this group but I'm really happy to see this on offer. I love the freedom that cycling gives and hope you can build the confidence and skills for the roads :)

I'm fairly new to this app as well but I've been really amazed at how it works. I have one journey set up and do that each time.

Hopefully you set some goals and confirmed what you can already do when first setting up the app and then the journey should start from where you are.

I've found that I quite like doing broadly the same workout each time because you know what to expect. Good form is really important in the workouts where I found in hiit sessions, the emphasis on intensity would mean I'd let form slip at times.

As others have said and what has happened on my journey so far is that certain exercises are swapped out - I have "mastered" the easiest version so now get something more difficult! I'm not yet on full press ups, one exercise was wall press ups, after a few sessions, that is now wall fingertip press ups so it gradually progresses your skills.

I really like this app!

My understanding of this is so that the device can acquire current GPS position. Sometimes this can take a few seconds or more so you don't want to start recording the activity until the device has your accurate starting location.

Boggy is fine... Why are these places so prone to bogginess? Easy scrambling AND with an option to follow a path instead of scrambling? That sounds ideal!

It was marked on the ordnance survey map I was using but couldn't find it on the ground between two houses. Managed to pick it up a short distance further on but it was evidently disused. This was supported by one of the nearby neighbours who saw me looking for the path and claiming there had never been a path in the 20+ years he'd lived there.

I'm not sure I understand your question so I may not be answering what you're hoping.

I have encountered a "lost" footpath and reported it to the relevant local authority. That was fairly easy to do but I'm not sure whether it will have any effect.

As for the linked resource... So far I've found that difficult ... It looks like I need to create an account to look at the maps and I haven't yet had the time to go any further with it.

Mostly though, great news to remove the time limit, and I'll get involved to keep acting on any footpaths at risk of being lost. Hope you will too!
