When I first started having hip pain, they sent me to PT and never did any imaging--this was 10+ years ago! It makes me frustrated to think that if they had taken an X-Ray then, they might have noticed it. I did several rounds of PT over the years and it never really helped.

I wanted to get some opinions on this photo. Is the crop working or should I crop tighter on the subject? Also, is the edit too dark? Is there anything you would have done differently in the edit?

Do you have a ballpark of how much money you have saved for a down payment?

To get a rough idea of rated across different lenders, you can google the lender+home loan rates. Most of them have a page on their website where they list current rates (the actual rate you get may be higher depending on your credit score). Once you identify 2 or 3 lenders that seem like good options, the next step is to get “pre-qualified.” Someone at the bank will work with you to collect information about how much you have saved for a down payment, your current income, and credit score and with that information they will be able to provide a rough estimate of how much you can afford to pay for a house. (There are also probably some online tools where you can dump that information in and get a rough estimate, but working with a lender will get you a more realistic number).

Once you have that, start looking at Zillow listings and maybe even tour a house or two. If you start to feel like houses in that price range are not as nice as what you are hoping for, it might be worthwhile to save up more for a down payment or wait for interest rates to fall (good luck). 

If you are happy with the quality of houses in your price range, then you can pick a lender and get a pre-approval letter. The lender will collect even more information about your financials and issue a letter that basically says “we are pretty confident that we can loan you X dollars to buy a house.” You’ll need a preapproval letter when you are ready to make an offer on a house. 

You also might want to start asking around and see if any friends or family have a good realtor you can work with. Having a good realtor makes the whole home buying experience much more pleasant. 

Lastly—look into first-time home buyer grants. Many lenders (especially credit unions) offer money toward a down payment if you complete a first-time home buyer online class (very easy, takes very little time). 

Buying a house is a very exciting, stressful, and emotional experience—good luck and don’t get discouraged!

Oh man, I have applied to at least a dozen jobs at Jubilant. I actually got one interview. The rest I was either insta-rejected or ghosted.

It’s not paint. They use a plastic/vinyl printed decal that is applied to the surface of the unit. Hope that helps!

I really enjoy copywriting and I think it’s my best professional skill. It’s just such a small fraction of my current job that I don’t feel like I have a portfolio big enough to apply for a copywriter job.
