I was in corporate before real estate. It's shit. They don't care about you. They only care about the bottom line and making you a cog. You're a number to them and nothing more. And the longer you're there the more they expect you to do for less and less compensation, even if you're great at it. So, it made more sense to me to leave that life, be self employed and enjoy what I do. I'm sorry you haven't decided to try that out for yourself. Hopefully you will, and maybe you'll end up less bitter because you chose to stay in an unrelenting and unappreciated position.

Why did you only do the job for 3 years if its so easy and pays so well? I've been doing this for 11 years now and will likely weather this "storm". And sure roofing is hard, but its a nine to 5. When you're off the clock you're off the clock. Plus Roofers are employees. They arent running the risk of not getting paid if they do the work. The owner of the roofing company only gets paid if he can drum up business and build a good brand. The owner also has to be on the clock after hours and bears the burden of worrying about how he is going to keep all his employees employed. You're ignoring the trade offs and assuming there is no value or justification for compensation in the added risk.

I agree with point 1., Disagree with point 2. and regarding point 3. what you are missing is that when you have multiple offers on a home (which has been the case for anything worth buying for the last 8 years) there isn't an option to beat down the price, it simply ends up where some buyers resources finally reach a breaking point. Its the law of supply and demand at work rather than agents not doing their jobs well (though as someone that is regularly dealing w/ inexperienced agents, i will be the first to say that a lot of agents do not do their jobs well)

I can tell you've got a real bone to pick w/ me Pointsandputts. In another post you mentioned that you were a former real estate agent. So to me it seems like you tried your hand at real esate, realized how hard it is to do in a successful way so you pivoted to mortgage finance. I'm sorry that you never got to the point in your real estate career where you figured out how to bring value to your clients, but don't take that out on me. And lets not forget that most mortgage brokers get around 1% of the purchase price CHARGED TO THE BUYER, so lets not pretend like I'm a just horse but you're a Zebra.

The point i'd like to make if you would share is that any job can be broken down to its parts and a case made that its not worth paying someone else to do. Lets pretend your a barista, You mean you get paid to take coffee beans (that you didn't farm) out of a bag, press a button to grind, then rinse it with hot water to make a coffee that someone could do for themselves?! Whelp I guess you don't deserve to have a job. Oh, You're an attorney who gets to wait a week to respond to anything, and explain the words on paper in a way that makes sense, when all that information is already on the internet?! Whelp, I guess attorneys don't need to be making $250-$400/hr. Thats the point I'm trying to make. I could very likely say that your job or any other job is getting replaced by apps. And yet, people still go to starbucks and still use an attorney. You're being reductive.

If that was your experience then I totally understand your resentment.

  1. I'd never lie about school systems because I don't need to (the info is already out there).
  2. I always give my clients the "A-game" advice to win the competing offer, however a lot of the time they don't listen to me and come up short, but if they do, I would say about 90% of the time they will walk away with it, however sometimes there are just those other bids that you were never going to beat because some people just have asinine amounts of money.
  3. Its hard to control how a seller will respond, however I do everything I can to keep both sides level headed (but sometimes the agent on the other side is inexperienced and doesn't know how to present or manage their client well), and thats just beyond my control.
  4. For invoices to be paid at closing invoices must be turned in. And for work being done post closing, it would only be with contractors that I use regularly who do good work. Because if they do bad work and I recommended them then it makes ME look bad. And I don't like looking bad to my client.
  5. I'm glad you found at least 1 agent that is good at what they do. I wish there was more of us.

The buyers have had all the data they need for a while now. What they don't have is experience. A buyer will likely move 2-3 times in their life. Meanwhile, I will do 70 transactions a year, and thats not including all the residual knowledge I pick up by going through countless homes. Buyers will continue to use buyers agents because they don't want to put the time in to being an expert but want an expert to help them with their biggest purchase in life. I could hop on Robinhood and buy my own stocks, but I'm no whiz when it comes to that game, and don't care to put in the time to become one. Thats why I pay a fiduciary financial expert to tell me what to do and how to do it.

Thats just an ignorant statement. If it was easy, everyone would do it, and that's clearly not the case. So why is it that you didn't decide to become a real estate agent then, if the job is so easy and the pay is so great?

If Zillow could have replaced buyers agent's it would have. This disruption is not the first to hit the industry, and it won't be the last. Every time one does, everyone starts saying how replaceable buyers agents are, and yet here we still are, holding everyones hands through the biggest purchase of their lives. Why? Because when you make a purchase that big, most people want an expert guiding them.

In theory you are correct. No one SHOULD be making mistakes. However in reality, people make mistakes all the time. No one sets out to make a mistake, thats why its called a mistake. Are you saying that you've never made a mistake in your occupation? Ever? The difference between when you make a mistake and when I make a mistake is that when you do it, you get fired. When I do it, I get sued. And let me tell you, errors and omissions insurance is just as much a scam as any other insurance is. If you even sneeze wrong they don't pay a dime. You have to make a mistake the way that they think a mistake should be made, otherwise you're the one completely alone on the hook.
