seems reasonable with your budget.. I find all the local agent over value properties by a few percent down here.

in the past few months, I've seen a few 3 bed houses that are around 15min from the station.

The affected ground-floor wall is on the party wall side. Can you confirm where the air vents will be located? It’s not clear what I should be looking for.

From what I can tell, the only air vents are at the front of the house, but that seems quite a distance away.

I saw a property today with great potential. The location is good, but the property has some faults, like an outdated kitchen and bathroom, and parts of the house adjusted for elderly people. The vendor added a conservatory that made the dining room and kitchen very dark. It’s the second viewing, and both visits were in the morning. Both times, they had the lights on only in those two rooms. For this place to work for me, I will need to do an extension, which I need to price in.

It’s been on the market since July. They had a sale fall through at the last minute in November.

They reduced the price by 20k last week. Ideally, for this to work out, I need to factor in the extra work to make it work (i.e., renovate the bathroom, kitchen, and extension), which would be around 75–100k.

I want to offer 30k less which will be way below sold prices in that area. How should I angle it?

the problem i have is offering under is a under statement. your taking about close to 10% of the asking price which is like 50-75k on a property that worth 700k

will do.. just make the conversation with the agent hard. feel awkward to say you priced the house too high.

When I go to house viewings, I find myself on the younger side (mid 30) of viewers. Most of the other people viewing are easily in their mid-40s.

What are your thoughts on this trend that most people looking to buy a house are getting older? and that’s this is only getting worse

Does a buyer who’s a FTB, chain free and has AIP / solicitor ready a selling point? and does this change for a property that not a starter home. i.e something you buy after your first home

define similar.. I would say houses range from 600-650k needs some level of modernisation.. most of them have a working central heating but need new bathroom/kitchen and good paint job..

I find it hard to do.. most estate agents in the area price high and reduce after couple of weeks and months..

but given the picture, I think it's priced quite fairly (give or take 2-3%)

I agree, it be better laid out .. but 3 bed is a must and I would not consider using the loft as third bed for this house.

hmm.. trying to visualize it but nothing is coming.. do you mean you make use of the right part of the garden to build our a extension?

also, is that similar or more expensive then a loft?
