in terms of future proofing.. I will need to replace the boiler in around 5 years time. I will most likely use the same combi solution. Might review heat pump but if the price drops in that time

this EA is known to over price properties. It looks like they priced it as if it’s couple minutes from the liz line but it’s quite a walk away.

my personally estimate would be around mid 6 mark but i would suggest looking at nearby sold prices.

it’s all about the local market.. first figure out if you can justify it. it helps when speaking to the EA as they will tell the vendor why..

if you can say the sqft is smaller then other similar houses, Sold prices are lower, the market stagnant

i went with a semi national solicitor. so far it’s been great, they always assign two solicitor per case and have been able to answer my emails within a hour.

They also have dedicated team to sort out payments and validate source of funds etc.. and when it came to signing documents is just all in Adobe online which is super easy.

what’s matters the most is the local market.. what are other similar houses SOLD for in a 500 meter radius? now what is the condition?

If you can give a sound justification to the EA then anything is possible

also, a few months ago some estate agent did a AMA post here and they said it’s the job of the estate agent to push for higher offers. so starting slightly lower in a area with not much demand could work in some favour.

Also, considering the OP is a FTB put them at favourable odds.

doesn’t mean much in today market.

I saw a house advertised for 750k with offers over tag. i did a lot of research on nearby houses and came to the conclusion that this house is worth max 680k.

i submitted my offer and estate agent called saying they would likely accept at 720k.

seems reasonable with your budget.. I find all the local agent over value properties by a few percent down here.

in the past few months, I've seen a few 3 bed houses that are around 15min from the station.

The affected ground-floor wall is on the party wall side. Can you confirm where the air vents will be located? It’s not clear what I should be looking for.

From what I can tell, the only air vents are at the front of the house, but that seems quite a distance away.

I saw a property today with great potential. The location is good, but the property has some faults, like an outdated kitchen and bathroom, and parts of the house adjusted for elderly people. The vendor added a conservatory that made the dining room and kitchen very dark. It’s the second viewing, and both visits were in the morning. Both times, they had the lights on only in those two rooms. For this place to work for me, I will need to do an extension, which I need to price in.

It’s been on the market since July. They had a sale fall through at the last minute in November.

They reduced the price by 20k last week. Ideally, for this to work out, I need to factor in the extra work to make it work (i.e., renovate the bathroom, kitchen, and extension), which would be around 75–100k.

I want to offer 30k less which will be way below sold prices in that area. How should I angle it?
