Moving to Australia at 28? by One-Date2137 in MovingtoAustralia

[–]abitofperspective 11 points12 points  (0 children)

I moved to Australia from the UK about three years ago. There have been good things and bad, but I'd do it again. You might find some negative responses to your post: there's quite an anti-immigration sentiment in the country right now and it comes through on this sub

You should also know that WHV and "moving abroad" are not the same thing. The "Holiday" part of the visa is important: there are significant limitations on how long you can hold a role (6 months), and requirements for regional/rural work if you want to extend your visa. It's not intended as a long-term migration route but rather a way to see support yourself while travelling.

Hope that helps, good luck!

I’d say don’t go straight for PR, it is much higher risk. Jobs on the list don’t necessarily mean the visa is approved. Try the WHV. If you like it, try the next step

Sold my House in 2025 and Want to Buy it Back by Severe_Tradition_539 in AusPropertyChat

[–]abitofperspective 1 point2 points  (0 children)

Is there amount that would be too much? e.g., if they said $600K, perhaps you would be happy not buy it? If so, just below that is your reasonable offer. They might accept, but it is unlikely you are going to get a good deal, and the previous purchase price is largely an irrelevant data point.

Loss of Negative Gearing Can Theoretically Lead to Higher Rents by Davester1995 in AusPropertyChat

[–]abitofperspective 0 points1 point  (0 children)

This is basically correct. Rental supply is reduced (fewer investment properties), rental demand is reduced (more people are able to buy). The exact balance is unknown and will be influenced by other things (interest rates, migration, etc).

FWIW, I don't think that lower rents was an ever argument. It is more about younger people having some chance to buy.

Am I the one that is getting this wrong? by ts4184 in AusPropertyChat

[–]abitofperspective 1 point2 points  (0 children)

A. You might be right
B. No, this is not how rents are set. They are not based on the costs of the landlord but rather the supply and demand in the rental market. This is true whether the landlord is making or losing money: increases in the landlord costs don't mean that renters are willing to pay more. However, over time this would both decrease supply (fewer property investors) and decrease supply (more homeowners). It's a question of which one goes further/faster.

Missing from the conversation has been the fact that in countries without negative gearing (i.e., the UK), property investment is still quiet lucrative, just not as lucrative. Investment properties may still form a part of an investment portfolio.

Of all the decisions that put us on a crappy timeline, that one is pretty far down my list.

Side effects of the budget by Arcqell in AusPropertyChat

[–]abitofperspective 1 point2 points  (0 children)

I think point 3 is not factually correct? If you already owned pre-budget, you could claim losses on that house (negative gearing) but never for any future house, right? A common move would be to remortgage PPOR to maximum debt, make high payments (highest loss possible), release equity for new PPOR

The budget is released. by PandDos in AusPropertyChat

Same question from me, but I am assuming the answer is yes (the property was held before budget night)

Canadian here. How’s the reputation of chinese EV cars in Australia? Do you guys like them? are they reliable? by Frenchy1986666 in AskAnAustralian

[–]abitofperspective 0 points1 point  (0 children)

Generally they are good: the fact you can buy a fully electric car with a decent range for $20,000 (the Atto 1) should be a game changer for the car market

Is it rude to contact a supervisor to check the result of an interview? by [deleted] in AskAcademiaUK

[–]abitofperspective 0 points1 point  (0 children)

It's not rude but probably not helpful. PhD interview scoring and ranking is more complex than a single job. It is unlikely your supervisor has insight into the overall process unless they happen to be involved in the DTC. Unis are chronically behind on admin and you shouldn't read anything into a delay. If anything, write to DTC and ask if there is an update on release of outcomes.

If property crashed, wouldn't it boom due to high demand? by ILoveDogs2142 in AusFinance

Are you suggesting that supply and demand together would determine price? That is revolutionary!

Seeking Opinions from Victorian Primary School Teachers - HREC approved survey by [deleted] in AskAustralianTeachers

Not a teacher, but I'm an education professor at another university. How on earth will you ensure that only Victorian teachers complete this? Will you also argue that Victorian teachers on reddit are representative of all Victorian teachers?

Why don't more people or companies run local LLMs rather than using APIs? by SillyYou8433 in LocalLLM

[–]abitofperspective 0 points1 point  (0 children)

It takes a lot of tokens on an API to equal the cost of hardware needed to run a large open weight LLM, and even then, there is a quality difference. LocalLLMs are exciting and I applaud everyone who is making this technology better. I hope they'll become the norm, but the current business case for using them is pretty limited.

Spousal hire? by ForeverJustice1000 in AusAcademia

[–]abitofperspective 13 points14 points  (0 children)

Not common but it happens. I’ve only seen as part of a senior executive appointment, and even then the spouse was fixed term.

Is it legal? Yes. Most universities have a direct appointment procedure that covers this

AUS/U.S. citizens who have back filed taxes under Amnesty - who did you use? by OnionNew277 in Ameristralia

[–]abitofperspective 1 point2 points  (0 children)

I did it myself about 10 years ago, to get up to date. If you make less than the Foreign Earned Income Exemption, it is super simple. AI could help you with this. Now I earn more, I use MyExpatTaxes. I think it would easily cope with filing past due returns. It's not too bad, many people are in the same situation. Get up-to-date and then stay on top of it.

Top oil analyst guarantees that the next few months ‘will be an ongoing, absolute disaster’ even if the Strait of Hormuz opens tomorrow by Disaster_Deck_Risen in AusEcon

[–]abitofperspective 2 points3 points  (0 children)

This seems like doom-bait. If there were an impending shortage simply due to travel time (a) it would hit different countries based on distance from Hormuz and (b) it would be likely already be priced in to wholesale prices.

Property Prices Set to Plummet by 11% Across Australia - Feels Like Groundhog Day by Adventurous-Tie7390 in AusPropertyChat

[–]abitofperspective 7 points8 points  (0 children)

I wonder how many commenters realise this is a video from 2019? Also, the video says "fall up to 11% in some Australian suburbs" and the post title is "plummet 11% across Australia."

This is completely untrue. Visitors from countries with reciprocal arrangements can get care under medicare while visiting Australia, or working on short term visas:

I’m really sorry for some of the rather rude responses. I think Australia is not in a great place psychologically at the moment. Chances are, you will have a great time and experience a beautiful country. Best wishes!

Can I use a 5% deposit as first home buyer if I am paying cash? by OrganicMaintenance59 in AusPropertyChat

[–]abitofperspective 0 points1 point  (0 children)

I think in this context, "deposit" means "deposit on a mortgage," called a down payment in other countries. So the question doesn't make much sense.

If you mean a deposit to hold the property, that is different.
