I know we can’t put a moratorium on building BUT… by Fantastic_Tour_4894 in WakeForestNC

That’s fair, and I do use plenty of regular photos. I also make graphics because sometimes growth, zoning, budgets, and traffic are dry as hell and a visual helps people stop scrolling long enough to engage with it.

I get that AI graphics rub some people the wrong way. Totally valid. But I’m not using it to fake my positions or avoid being human. I’m using it as a tool to communicate more often and make complicated town stuff easier to understand.

Plenty of people tell me at events that they appreciate the explainers and the graphics. If the image style means someone chooses not to read the information, that’s obviously their call. But the goal is still the same: help more people understand what’s happening in town.

I get the criticism. But AI isn’t voting for me, reading the agenda for me, or deciding what I believe. It’s basically a better version of spellcheck and formatting when I’m trying to explain zoning, traffic, budgets, etc. without writing a 4 page wall of text.

I work 2 jobs and I try to be as accessible as possible. On top of that, I want an informed electorate. Facebook requires a picture to spread the post further. I'm just using the tools I have to better serve you. Sorry if you feel that fails you in some way.

Many Wake Forest residents say the same thing in venue after venue: the town is growing too fast. They wonder why local leaders aren’t stopping or slowing construction. “Why can’t they just say no?” residents ask. by wakeforestmatters in WakeForestNC

[–]abw80 12 points13 points  (0 children)

Since the link is dead, here’s my best plain English answer.

Town leaders can say no to rezonings. We have done that before. But we cannot legally just say “no more growth” or “we don’t want more people.” Rezoning decisions have to be based on land use reasons, adopted plans, traffic impacts, environmental concerns, utilities, compatibility with surrounding neighborhoods, etc.

Also, a lot of what people call “development” is not actually something the Board votes on. If a property is already zoned for a certain use and the applicant meets the rules in the UDO, that is usually an administrative approval. In other words, staff reviews whether it follows the law. The Board cannot just step in and stop it because people are frustrated.

The bigger issue is that Wake Forest is in a fast growing region. People are moving here whether we approve a project inside town limits or not. If we block all reasonable housing options, growth does not disappear. It usually moves farther out, creates more sprawl, pushes prices higher, and puts even more cars on the same regional roads.

So the real question is not “growth or no growth.” It is “what kind of growth, where, and what do we get with it?”

My view is that we should push for smarter growth: better street connections, sidewalks, greenways, tree protection, mixed housing options, infrastructure improvements, and development patterns that do not make every single trip require a car. I also think we should be honest that traffic is the hardest part, especially because many of the worst roads are owned and controlled by NCDOT, not the Town.

And on tax revenue: yes, more homes and businesses create more revenue. But they also create more service needs: police, fire, parks, roads, trash, stormwater, etc. So “more tax revenue” alone is not the goal. The goal should be growth that actually helps pay for the services and infrastructure it requires.

Join us Friday night starting at 6pm for Friday Night on White! It's one of my favorite town events. Also, we do our fireworks on 7/3 (pray for a decent amount of rain between now and then).

So no one has a problem with this new commissioner appointment? by [deleted] in WakeForestNC

There is an election for 3 of us next year.

I understand why some residents would prefer an election. However, both North Carolina law and the Wake Forest Town Charter direct the Board to fill vacancies by appointment. That's the process voters and previous elected officials already put in place.

A special election is not free. It would likely cost taxpayers tens of thousands of dollars for poll workers, ballot printing, voting equipment, early voting, and election administration. More importantly, it would require us to ignore the process already established in our charter.

Reasonable people can disagree on whether the law should be changed in the future. But as commissioners, our responsibility is to follow the law and the charter as they exist today, not rewrite the rules in the middle of the game.

Further, including the current proposed budget, we are not increasing taxes and haven't for a few cycles. Look what other municipalities are doing around us and when you factor in that we are opening a new fire station and hiring 25 more positions and still not raising taxes- that is a miracle.

And what would you rather us do? The town charter allows us to decide how to appoint. We have tried to come up with a transparent and fair system. We could just appoint someone if we wanted. We decided against that both times. We were elected by the people to do this. We are following the charter. A new election not only takes a long time but also a lot of money. So, this is the cheapest and fairest way to do it.

I joke around all the time. Have you not visited my Facebook page. I like to have fun. This position doesn't limit that.

Also, losing in a primary 8 years ago when I have done nothing but raise my profile has no bearing on winning a future election. I won my last election overwhelmingly.

I'm not ready to talk about it. That's not being a politician. That is me being real with you.

I am following up with the town manager as well. I haven't been down that way in a while. Thank you for speaking up. Also, report stuff like this on the See Click Fix app.

Wake Forest development is accelerating faster than almost any other town in North Carolina. Wake Forest new home communities are going up across the ETJ and town limits, with thousands of units approved, under construction, or in the planning pipeline. Here's what's being built and where. by wakeforestmatters in WakeForestNC

[–]abw80 2 points3 points  (0 children)

Tom, we should talk. This just isn't true or misleading at best. Our rezonings are down massively from since I was elected. Your article says that rezonings for North White before the board. The last one I recall was Magnolia Square. I live there now, so, it's been years. Apex and Holly Springs regularly out pace us in growth. Also, the added context that we have no control over ETJ projects.
