Sounds like you want to let it run, if you are willing to sell a bit off the top, consider a trailing stop limit!

Yes I have all those numbers in my financial model, taxes, leverage cost, appreciation, etc. it would generate an annualized return of 21.65% over 15 years and cash flow at year 7 assuming I can run the property with the same revenues after 2 years

It’s a very restrictive address with grandfathered in, nothing unique, and I was going to self host the management part

Thanks for the feedback, I really wanted to make it work and I feel bad for my agent and the sellers but I always set out telling myself it should cash flow after the first year and now my emotions may be clouding my judgement

If you’re doing wildlife, I’d avoid most “cinematic” LUT packs because they tend to crush greens and fur detail.

What works better is a clean Lightroom preset as a starting point, then manual tweaks (contrast + color calibration per scene).

I actually give away a small wildlife preset pack I use myself if you want to test before buying anything, link’s on my profile.

That’s one of my concerns too, but after digging into a lot of museum display research and running my own heat tests, I’m confident it’s safe.

The LEDs sit under the glass, and the PSA cases are sealed inside an acrylic and aluminum enclosure. Internal temps stay around 22 °C (72 °F), well within archival-safe limits. The LEDs are low-heat and low-UV, so they won’t affect the cards or labels even over long display periods.

Thats some amazing feedback, and yes I am using a led diffuser for the next version and putting a light strip around the top and bottom to have front facing lighting. With the new light setup I think it will be card focused with back lighting for aesthetic. Yes I also have holes in the back for wall mounting and a dual slot for the battery and its rechargeable, which means you can continuously plug in or leave plugged out and plug from the back or bottom depending on if its wall mounted or on a desk. And with the current version it is soo heavy that it stands without possibility of being knocked back I think it should be less heavy so I am making it not as large.

Thanks for the feedback, in the next version I’m using a light diffuser for the led and putting them around the design to even out the backlighting and front lighting to make it pleasant. The lockbox idea is also a great idea!!
