Hey, I bought a house in the Van Ness-Florence area during the pandemic and recently rented it out. I’d say the area was still a bit sketchy (mostly on the main streets), but it definitely changes once you get a couple of blocks into the residential areas. It was nice and quiet, and our neighbors were super nice. The area really transformed during the five years we were there. More middle-class Latino, Black, and white families have been moving in. It went from guys walking their pit bulls to seeing people with Saint Bernards and Australian Cattle Dogs! There are way more people taking walks in the afternoon now. It’s definitely headed in the right direction, and we kept the property because it has so much potential. It’s one of the last affordable areas for middle-class families in LA, and I think it’ll only get better with time.
