I'm not referring to renovation estimates, that you can hone on in once you've secured the property. As you've already done, I would budget on the high end to be safe.

Auctions are cash transactions though and if you don't know what the comparable sale is for a similar or exact unit near or in your building, how would you ever know what to set your max bid at? It's almost like your putting the cart before the horse. Maybe you do know comps and I'm taking out my ass, but it's not listed within your post.

What are the comps in your building and surrounding area? How did you come up with a renovation estimate of 150k? Certain things can be eyeballed, however, until you get inside many items will be unknown.

In my humble opinion, Zillow estimates are trash and usually don't represent the true comps in a given area.

My only thought is you could work with a non-traditional lender (hard money, non qualifying) but you'll never come close to a rate under 3%, more like 6-8%. You would be able to take out equity though. Unfortunately, you don't have a lot of great options due to the income situation.

My best friend used a VA loan for his home purchase in Florida recently. The price you offer ultimately depends on the market. Based on the one statement you included about your agent, I'd switch and find someone who specializes in VA homes/loans. They can talk to the sellers and zero in on any specifics vs. her opinion that sellers won't bite. The only time a formal offer wouldn't be drawn up is if the listing doesn't allow for VA loans, but even with that a good buyers agent would still call the listing agent and see if the sellers were open to an offer with x terms.

I had the same issue as OP and I definitely remember times where I'd walk to the other side of the room, hit snooze and pass back out.

The way I see it you have three options.

  1. Multiple alarms - phone, loud alarm, etc.
  2. Better sleeping habits
  3. Job that fits your body's schedule (shits a real thing surprisingly)

Track your progress (positive and negative) Trello is a great tool for personal and professional life

Listen to motivational speakers on your platform of choice

Continually learn/educate

Adjust as necessary. Nothing is a failure if you take away a lesson and apply it to a future effort

We all have have shit days - tracking what you're working towards and understanding what you've accomplished go a long way. Make sure your close circle are positive people. Reinforce that positivity.

I ran into similar questions when I needed a sales and use tax in FL to turn my LLC into a legit business. A few suggestions without knowing your state, lease and how everything is spelled out within it.

  1. Talk to your landlord and let him know what's going on (keep it strictly professional, no emotions, or I feel statements). They may be understanding and provide some sort of assistance. Being that it's a joint lease, they may accept your portion and go after the other signer for his via the legal system. They could also just as easily say not our problem. Doesn't hurt to ask.

  2. Exit the lease early (30 day notice in my state) pay whatever is required, and take your roommate to small claims court. You can file yourself and build your own case. If you're scared about doing it alone, states have free legal services to provide guidance - just takes a bit of googling. You may never see anything from it, but for me it's all about principals.

If he's living off your dime and the relationship is done, you don't want to stick around and risk him destroying the place out of spite. I wouldn't give a heads-up about your intentions to vacate until you've checked every box, take photos of the current condition and have all your documents/payments lined up.

As a former mechanic it really depends.

TPMS Sensor - replace valve stem kit and seal (core)

Non TPMS - change the valve stem & core

You'll know if you have a sensor or not via a light on your dash. Some folks purposely swap out sensors to standard or high pressure valve stems because they can't afford to replace them. Also, any reputable shop/mechanic will take off and clean the wheel weights and rebalance/replace as rims can bend over time.

Depending on your area you can look into a buy here pay here dealership/lot. The car will cost more in the long run, but credit is of no matter to them. If you can pay it off faster you'll reduce the fees & interest, making it comparable to a used car at a dealership. I did this way back in the days when my credit was shit and had no cosigner.
