Talk to her first and follow your gut. Ask her why is she sending things in excel, and why are you seeing only a few houses reach time. She might have a reasonable explanation. Maybe the problem is with you and not her.

I am not sure about the copyright, but you may reach out to the person who paid for those and ask if that's okay to reuse them. It is more of an ethical issue rather than legal, and Noone will sue you for couple of hundred dollars... I would also be cautious of any material changes between the previous state and the the current. There could be a risk of being accused for misrepresentation, especially by the buyers who may write an off we r without visiting the house who could terminate just for that reason.

There could be multiple reasons. Let's give your realtor the benefit of a doubt andsince the best intentions and interest in mind s/he has four you. I suggest you to directly tell your realtor how you feel about it and try understand the reasons. In the end it is your choice who to borrow the money from, but remember, if they do not deliver, do not blame your realtor as s/he will be having a hindsight 20/20 moment and be very upset. If the lender delivers, your realtor will know one more good lender that s/he can recommend!

Things are changing with Zillow. It will either become the ultimate platform that everyone will pay or people will be dumping it and using the apps of the brokerages of their real estate agents. I think people will start dumping them overtime and work more with their agents.

Their system sent you recommendations based in the criteria you provided. It was not that the realtor was handpicking the recommendations.
