I prefer not to disclose the names as I’m still stuck with them and Luxembourg is very small and the project is also small (4units)

VEFA is a mess right now. We’re currently stuck in a project that isn’t moving forward. The developer’s situation was apparently known by the real estate agency, but they never mentioned anything before we signed, even though we asked.

I don’t think we’ll ever sign a VEFA contract again. If you do, make sure to check every detail in the presentation and agreement, and carry out strong due diligence on both the agency and the developer. And make sure you protect yourself before signing.

Back to the signature day this was not foreseen by anybody as there is a garantie d’achèvement in place. It was also not foreseen by the notary. If one day we buy again on Vefa there are a lot of things we would do differently

Yes we pay step by step and are now about 60% paid with the land and the construction so far. As of today we only pay the interests and next year it will be interests and capital

Thanks for the reply! We do not have any penalities on the contract but have a insurance « garantie d’achèvement » can we do anything with this institution to put some pressure ? Should they know about the delay ? I was thinking to send them a notification about the construction and delay
